About LIVINGWAY

LIVINGWAY operates build-to-rent homes across Manchester, Liverpool, Bolton, Stockport and Leeds, and launches its first London scheme, in Romford, in 2027. We run our buildings with a hospitality-led approach to resident experience, community and wellness.

Wellness is part of how our team works, not only what we offer residents. The team gets together every month for a wellness session, and our team events are built around health and wellbeing rather than nights out.

The role

The Leasing Manager owns how our homes are let and how long our residents stay. You will turn enquiries into compliant, fully paid move-ins, and move-ins into residents who stay.

You will run the leasing process end to end: lead handling, follow-up, applications, referencing, tenancy documents, holding fees and move-in monies, resident retention and rent reviews. You will also own our AI leasing assistant, and the weekly leasing numbers the business runs on.

There are no direct reports at present; this may change as the business grows. You will work closely with our Resident Liaisons, who conduct viewings on site, and with our Community Managers, Resident Experience, marketing and accounts teams.

Key responsibilities
Lead conversion and pipeline
  • Own the full pipeline from first enquiry to move-in, with clear response-time standards for new enquiries.
  • Confirm all viewing appointments daily and keep the diary accurate across sites.
  • Brief the Resident Liaisons who conduct viewings on site, act on their feedback from every viewing, and identify why prospects do not proceed.
  • Make follow-up calls to every viewing and live enquiry, and drive every qualified lead through to a signed let.
  • Keep the CRM and leasing data accurate, so every lead, viewing and application is traceable.
AI leasing assistant
  • Become our expert user of the AI leasing tool and oversee it daily.
  • Follow up AI conversations by phone where a prospect needs a personal call. The AI tool handles first contact; you close the sale.
  • Build and run broadcast campaigns in the AI tool: re-engage previously registered prospects, and follow up people who respond to a building’s social media campaigns, using the AI tool to make contact and book viewings.
  • Review the tool’s conversations, correct errors, and keep its scripts, FAQs, availability and pricing up to date.
  • Make sure it hands over to a person at the right moments, gives compliant information, and only contacts people who have agreed to hear from us.
Applications, compliance and tenancy documents
  • Issue written terms and tenancy documents to residents, accurately and on time.
  • Make sure referencing and Right to Rent checks are completed and recorded before any move-in.
  • Keep leasing practice compliant with the Renters’ Rights Act 2025, the Tenant Fees Act 2019 and LIVINGWAY policy.
  • Keep leasing templates and procedures current when law or policy changes.
Holding fees, move-in monies and handover
  • Work with accounts to confirm holding fees and move-in monies are received before a resident passes to the Resident Experience team.
  • Make sure deposits are handled and protected correctly, with accounts.
  • Run a clean handover to site: confirmed move-in date, documents signed, keys and inventory arranged.
Resident retention
  • Take responsibility for resident retention across the portfolio.
  • Track notices and reasons for leaving, and act on patterns with Community Managers.
  • Run the annual rent review process, with clear communication to residents.
  • Re-market units as soon as notice is given, to keep void periods short.
Pricing, market and new schemes
  • Monitor competitor schemes and recommend rents and incentives for approval.
  • Lead leasing for new schemes, including the lease-up of our Romford scheme alongside the on-site team.
Marketing and site collaboration
  • Work with the marketing team on adverts, listings and campaign strategy, so social media campaigns and AI broadcasts run as one plan.
  • Work closely with Community Managers and the Resident Experience team on leasing ideas, site‑level strategies, move‑ins and retention.
  • Set viewing standards for Resident Liaisons and train site teams on the leasing process.
Reporting
  • Deliver weekly leasing reporting: enquiries, viewings, conversion, applications, move‑ins, notices and occupancy by site.
  • Prepare leasing reports for monthly team meetings, including the viewings and lets each campaign produces.
  • Provide leasing reporting for owners of schemes we manage, to the agreed format and timetable.
About you

We are looking for someone driven and focused, who can show it with targets owned and hit, numbers they can quote, and processes they have improved. You might be a leasing manager at a lettings branch or BTR operator, or an experienced lettings professional ready for your next step.

Essential
  • At least 2 years managing lettings or leasing performance in a lettings branch, BTR operator or similar, with personal accountability for targets.
  • A track record of hitting lettings or occupancy targets, evidenced with numbers.
  • Working knowledge of the tenancy process: referencing, Right to Rent, holding deposits, deposit protection and tenancy documents.
  • Current understanding of the Renters’ Rights Act 2025 and what it changed in day-to-day lettings.
  • Confident with CRM systems, spreadsheets and pipeline data, and able to produce clear weekly reporting.
  • Confident on the phone and able to close, with strong follow-up discipline and evidence of converting enquiries and viewings into signed lets.
  • Able to work rotational Saturdays and travel to sites.
Desirable
  • BTR lease-up or new-scheme launch experience.
  • Experience training or supervising others.
  • Experience using AI or automated leasing tools.
  • Propertymark (ARLA) qualification, or working towards one.
  • Experience reporting to property owners or clients.
