Job summary

Braintree District Council is seeking an experienced Estates Surveyor to manage a portfolio of commercial and corporate properties. The role involves landlord and tenant work, rent reviews, and valuations, with oversight of site activities and compliance requirements.

The post is part-time (28 hours per week) with hybrid working options. Membership of RICS or active progression toward it is desirable, along with a degree in a property discipline and solid estates experience.

Qualifications

• Chartered membership with a property professional body (RICS) or working towards it.
• Degree level qualification in a property discipline.
• Several years’ estates management experience on commercial/corporate portfolios.
• Experience in rent reviews, renewals, and negotiations with best practice processes.
• Able to build relationships with staff, Members, tenants, consultants and contractors.

Responsibilities

• Take responsibility for estate management of allocated commercial and corporate properties.
• Lead landlord and tenant work, including rent reviews and negotiations with market evidence.
• Supervise staff and external contractors on site works.
• Monitor debt and support enforcement actions as needed.
• Progress leases, licences, wayleaves and easements to completion.
• Manage agency work, viewings and valuation inspections.
• Conduct property/land inspections and document L&T obligations.
• Ensure H&S and EPC compliance for areas under landlord control.
