Job summary

Braintree District Council is seeking an experienced Estates Surveyor to join the Asset Management Team in Braintree. You will be responsible for estate management of a commercial and corporate property portfolio, ensuring value is maximised for the Council.

Ideally you will be a member of RICS or working towards this, with several years of estates management experience, including rent reviews, lease renewals and tenant liaison. A hybrid working pattern and generous benefits are on offer.

Qualifications

• Membership of RICS or working towards this is preferred.
• Several years’ estates management experience on commercial/public sector portfolios.
• Extensive experience with rent reviews and lease renewals.
• Experience in negotiations and landlord/tenant processes.
• Good IT skills with property and financial databases and MS Office.

Responsibilities

• Manage estate assets to maximise value for the Council.
• Liaise with colleagues on estates action and service objectives.
• Supervise support staff and contractors for site works.
• Monitor debt and enforcement actions on the portfolio.
• Progress leases, licences, wayleaves, and easements to completion.
• Undertake agency work including viewings and valuations.
• Conduct property and land inspections and plan remedial works.
• Handle land management disputes and assist other services.
• Ensure H&S and EPC compliance and tenant liaison.
• Support annual asset valuation programme and queries.
