We are seeking a highly experienced Commercial Manager to lead all commercial aspects (CCNs, claims, semi-competitive pricing, variable costs, additional works) for FM services across a national portfolio for our strategic client. This role is pivotal to the successful delivery of FM operations, focusing on managing costs and ensuring compliance with the commercial aspects of the MSA.

This is a flexible, national role with the location being adaptable. The successful candidate must be willing to travel across the UK to manage commercial issues.

Responsibilities
  • Respond to and address all commercial issues.
  • Ensure alignment with commercial principles agreed during negotiations.
  • Identify gaps in the collective commercial understanding.
  • Cascade commercial alignment throughout the FM organization.
  • Manage FM suppliers according to contractual agreements (MSA).
  • Validate additional costs outside semi-comp agreements, ensuring transparency.
  • Manage and validate change control processes impacting contracts or commercial terms.
  • Oversee budget management and reporting for costs outside the fixed price.
  • Manage contractual levers and escalate issues to the FM Director when necessary.
  • Review and approve all invoices as part of the Managing Agent responsibilities.
Qualifications
  • Proven experience managing commercial elements across national FM portfolios with contract values around £30 million.
  • Exceptional commercial acumen with deep expertise in contract management, cost control, and commercial governance.
  • At least 5 years’ experience managing core FM services, preferably in complex, high-risk environments.
  • Sector experience within banking or financial services is desirable but not essential.
  • Strong operational FM background with knowledge of pricing and gearing ratios, benchmarking, and cost-driving metrics.
  • Willingness to travel nationally and be based centrally in Milton Keynes.
