Job description

Company Description

Colliers is a global leader in commercial real estate services, providing strategic solutions to occupiers, developers, and investors at local, national, and international levels. Our services include brokerage sales and leasing, real estate management, valuation, consulting, project management, project marketing, and research. We operate across core sectors such as office, industrial, retail, and hotel, as well as a range of specialized property types.

Colliers UK is headquartered in London, with over 1,200 professionals across 16 offices in the UK and Ireland.

We are seeking a highly experienced Commercial Manager to lead and manage all commercial aspects (CCNs, claims, semi-comp pricing, variable costs, additional works) for all FM services across a national portfolio for our strategic client. This role is pivotal to the successful delivery of FM operations and plays a critical part in managing costs and ensuring compliance with the commercial aspects of the MSA.

While this is a national role with flexibility in location, both the client and Colliers team are based in the UK. The successful candidate must be willing to travel across the UK to manage commercial issues.

Job Responsibilities
  1. Respond to and address all commercial issues.
  2. Ensure alignment with the commercial principles, as agreed during negotiations.
  3. Identify any gaps in the collective commercial understanding.
  4. Ensure that commercial alignment is cascaded through the respective FM organizations.
  5. Manage FM suppliers in line with contractual agreements (MSA).
  6. Validate any additional costs outside the semi-comp agreement, ensuring transparency and accuracy.
  7. Manage and validate the Change Control process where there is a contract or commercial impact.
  8. Oversee budget management and reporting for costs outside the fixed price.
  9. Manage contractual levers and escalate issues to the FM Director when necessary.
  10. Review and approve all invoices as part of the Managing Agent responsibilities.
Qualifications
  • Proven track record managing commercial elements across national FM portfolios with contract values around £30 million.
  • Exceptional commercial acumen with extensive experience in contract management, cost control, and commercial governance.
  • A minimum of 5 years’ experience managing core FM services, preferably in complex and high-risk environments.
  • Sector experience within banking or financial services is highly desirable but not essential.
  • Strong operational FM background, with a good understanding of pricing and gearing ratios, benchmarking, and key cost metrics.
  • Willingness to travel nationally and be based in Milton Keynes as required.
