Job summary

Ability Housing Association based in the South East is seeking a proactive Repairs Officer to own the responsive repairs service from first report to completion. The role combines repairs coordination, contractor management, inspections, and performance monitoring while maintaining excellent resident communication.

You will report to the Head of Property & Asset, diagnose repairs, prioritise and manage works, oversee budgets and KPIs, and ensure records are auditable.

Qualifications

• Experience managing responsive repairs, ideally in social housing.
• Ability to diagnose, prioritise and manage repairs to meet targets and budgets.
• Strong communication with residents, suppliers and contractors.

Responsibilities

• Own end-to-end responsive repairs process and inform residents throughout.
• Diagnose and prioritise repairs, raise and vary works orders, prevent overdue jobs.
• Manage contractor performance, safety, valuations, variations and invoices.
• Carry out pre- and post-inspections and assess complex repair cases.
• Coordinate urgent hazard responses within statutory timescales.
• Monitor repairs performance, budgets and resident satisfaction with data-driven improvement.
• Support disrepair responses with accurate records and evidence.
• Engage with residents, colleagues and suppliers with clear, customer-focused communication.
