Job summary

Fortus Recruitment Group seeks an experienced Damp & Mould Manager to lead the operational response and strategic management of damp, mould and condensation across a housing portfolio in North West London. You will apply technical expertise, oversee end-to-end case resolutions and ensure compliance with Awaab's Law.

The role demands strong diagnostic and leadership skills to manage remedial works, produce dashboards for leadership and regulators, and engage residents with clear communication

Qualifications

• Proven experience managing damp, mould and condensation in housing, property management, or building maintenance.
• Strong technical knowledge of moisture-related building pathology and ventilation.
• Clear understanding of Awaab's Law and housing health and safety legislation.

Responsibilities

• Lead, manage and improve the damp & mould service, ensuring timely investigation and resolution.
• Diagnose damp and mould issues, identify root causes and recommend remedial actions.
• Ensure compliance with Awaab's Law, including tenant communication and record-keeping.
• Collaborate with repairs, asset management, compliance and housing teams on proactive strategies.
• Oversee delivery of remedial works with focus on quality and value for money.
• Train staff in damp identification, reporting, and tenant engagement.
• Produce reports, dashboards and risk summaries for senior leadership and regulators.
• Engage with residents with clear, empathetic communication.
• Manage relationships with contractors, surveyors and external specialists.
• Support broader property health initiatives including ventilation and building safety.
