Job summary

Qualifications

• Proven experience managing damp, mould and condensation cases in housing, property management, or building maintenance.
• Strong technical knowledge of building pathology related to moisture, ventilation and disrepair.
• Solid understanding of current regulatory requirements, including Awaab's Law.

Responsibilities

• Lead and continuously improve the damp & mould service across the housing portfolio.
• Diagnose damp, mould and condensation issues and recommend remedial actions.
• Ensure compliance with Awaab's Law, including response times and tenant communications.
• Collaborate with Repairs, Asset Management and Compliance teams to prevent damp & mould.
• Oversee remedial works, ensuring quality and value for money.
• Train staff on best practices and tenant engagement.
• Produce reports and risk summaries for leadership and regulators.
• Engage with residents with clear and empathetic communication.
• Manage relationships with contractors, surveyors and external specialists.
• Support broader property health and safety initiatives.

Damp & Mould Manager

Location:North West London

Overview

We are seeking an experienced Damp & Mould Manager to lead our operational response and strategic management of damp, mould, and condensation cases across our housing portfolio. The successful candidate will bring extensive technical expertise, strong case-management capability, and a clear working understanding of Awaab's Law and its implications for social housing providers.

Key Responsibilities

• Lead, manage and continuously improve the organisation's damp & mould service, ensuring all cases are investigated, monitored, and resolved within required timeframes.

• Provide expert diagnosis of damp, mould, and condensation issues, identifying root causes and recommending appropriate remedial actions.

• Ensure full compliance with Awaab's Law, including clear response processes, investigation timescales, tenant communication standards, and record-keeping obligations.

• Work closely with Repairs, Asset Management, Compliance, and Housing teams to develop proactive strategies to prevent damp & mould.

• Oversee the delivery of remedial works, ensuring quality, value for money, and timely completion.

• Train and support staff in best-practice damp and mould identification, reporting, and tenant engagement.

• Produce accurate reports, dashboards and risk summaries for senior leadership and regulatory bodies.

• Engage directly with residents where required, providing clear, empathetic, and professional communication.

• Manage relationships with contractors, surveyors, and external specialists.

• Support broader property health and compliance initiatives, including ventilation, insulation, and building safety improvements.
