About the role:

Join the British Museum in this unique new role supporting a new programme of masterplan and critical projects while supporting the museum to welcome approximately 6 million visitors annually. This is a crucial role, involving working closely with senior stakeholders, supply-chain partners, and the support teams across the museum.

To act as the key liaison between Capital Project activity and the Facilities Management function. The post holder will be a technical services expert who can advise on the effective maintenance requirements and implications of new or refurbishment projects, assess maintenance implications and ensure satisfactory handover to the third-party Facilities Management (FM) Contractors.

To develop aftercare services and oversee for the Museum, the warranty and defect management process for all Capital and Maintenance projects delivered at the BM estate.

You will be responsible for providing technical and professional advice as necessary at stages throughout the project and develop the process of handover from projects to operations to ensure compliance with the CDM regulations and Health, Safety and Environmental standards and statutory compliance.

Key areas of responsibility:

Provide technical advice in relation to the estate:
Provide the technical interface/integration between Capital Projects PFM FM team including the outsourced FM Hard Contractor
Provide subject matter expertise (and local site knowledge) for any master planning/infrastructure or capital project reviews across the Museum
Assist in, and where relevant, manage the development of engineering technical project briefs and/or scope of works for maintenance projects and capital projects
Manage the approval process of all technical projects at handover to the Museum for operation and maintenance
Where necessary liaise with Museum appointed consultants to ensure all Mechanical, Electrical and Fabric assets, and maintenance implications are considered throughout any project lifecycle
Provide FM Integration support for capital projects in line with the RIBA plan of work.
Develop a system to provide Aftercare Services and be the primary contact for Project Managers and Maintenance and Technical Managers for advising on aftercare management.
Lead on investigating, report and resolve defects from practical completion within the required timeframes whilst working with the Hard FM Contractor to reduce the operational risk and commercial exposure for the Museum.
Plan and coordinate resources to rectify any new defects reported and monitor and identify trends in reported defects to show to assist with quality monitoring of projects.
Support the control manager for digital asset information from projects, DSIM (BIM) to FM, ensuring information is standardised and accurate for future BIM requirements.
Analyse and interrogate COBie datasets and support the development of project specific asset information is as agreed within the Employers Information Requirements documentation.
Check and carry out periodic audits of service and condition of assets to support the handover of space at the start or completion of a Capital or Maintenance project.
Work with the Hard FM Contractor to identify and advise on ways of working in order to achieve continuous improvement of technical services, and solve engineering problems.

About you:

You will have excellent management skills, maintaining oversight of the properties, budgets, several professionals. Working on highly technical projects, you will have a keen knowledge of legislative requirements for buildings, Building Information Management, and ideally have an understanding of building conservation.

You will have strong experience of client-side Project Management of high profile, public facing Capital Projects in a leading public institution or similar large organisation. You will work well in an environment which is susceptible to changes. Working in a fast-paced environment, you will ensure that deadlines are met. As a managerial role, you will have had prior experience managing teams and projects.
