Job summary

Revaya is seeking a reliable bilingual Property Maintenance Supervisor to oversee daily maintenance operations and lead the team responsible for completing property maintenance requests and work orders. Fluency in English and Spanish is required to communicate with staff, tenants, vendors, and contractors, ensuring service levels are met.

The role combines hands-on leadership with organized, proactive management in a fast-paced setting.

Qualifications

• Fluency in English and Spanish required, both spoken and written.
• Experience supervising maintenance personnel and leading maintenance teams.
• Experience managing maintenance requests and work orders.
• Proficiency with AppFolio or similar property management software.
• Strong organizational, time-management, and prioritization skills.
• Excellent communication and coordination with staff, tenants, vendors, and contractors.

Responsibilities

• Supervise and lead the day-to-day activities of the property maintenance team, monitoring performance and workload.
• Manage scheduling and assignment of work orders, prioritizing urgent requests and timely completion.
• Oversee maintenance requests and work orders through AppFolio from assignment to completion.
• Review and prioritize incoming maintenance requests including urgent or emergency issues.
• Follow up on open, delayed, or incomplete work orders to ensure progress.
• Monitor quality of completed maintenance work and ensure issues are resolved to standard.
• Coordinate with property management staff, tenants, vendors, and contractors regarding requests and status.
• Identify recurring issues and recommend preventive measures.
• Maintain accurate records for work orders, repairs, and maintenance activities in AppFolio.
• Ensure proper documentation and closure of completed work orders.
• Take ownership of complex or urgent issues and escalate when needed.
• Identify opportunities to improve maintenance processes and team efficiency.
• Hold maintenance personnel accountable for timely completion.
