Thorwin Properties seeks an exceptional Property Manager to lead the portfolio in Winnipeg, MB. You will oversee resident experiences, leasing activities, financial performance, and building operations, acting as the main representative of Thorwin Properties.

The Opportunity

As Property Manager, you will be responsible for the overall performance and success of the assigned portfolio, including resident satisfaction, leasing, financial management, building operations, and team leadership. You will serve as the key representative of Thorwin Properties, ensuring the property consistently delivers an exceptional living and working environment while meeting operational and financial objectives.

Key Responsibilities

Leadership & Operations

• Oversee all day-to-day operations and ensure the portfolio is maintained to the highest standard.
• Lead and collaborate with maintenance staff, contractors, and service providers.
• Foster a culture of accountability, professionalism, and customer service excellence.

Resident Experience

• Build and maintain strong relationships with all residents.
• Resolve concerns proactively, effectively, and professionally while exercising good judgment.
• Ensure resident satisfaction through exceptional communication and service delivery.

Leasing & Occupancy

• Work alongside our leasing team to maximize occupancy and revenue.
• Oversee leasing activity, renewals, move-ins, and move-outs.
• Identify market trends and opportunities to enhance property/portfolio performance.
• Assist in the preparation, management, and monitoring of annual operating budgets.
• Assist in the analysis of financial reports, occupancy metrics, and operating expenses.
• Manage the AR life cycle from start to finish within parameters of Provincial legislation and Thorwin’s policies and procedures.

Property Maintenance & Compliance

• Conduct regular inspections and quality assurance reviews.
• Coordinate preventive maintenance and capital improvement projects.
• Ensure compliance with applicable legislation, safety regulations, and company policies.

The Ideal Candidate

We are seeking a proven property management professional who combines operational expertise with strong leadership and business acumen.

Qualifications

• 3–5+ years of progressive property management experience, preferably overseeing residential, mixed-use, or multi-family properties.
• Demonstrated success in managing property operations, budgets, and occupancy performance.
• Strong understanding of building systems, maintenance coordination, and vendor management.
• In-depth knowledge of the Residential Tenancies Act of Manitoba and property management best practices.
• Outstanding interpersonal, negotiation, and conflict-resolution skills.
• Exceptional organizational and time-management abilities.
• Experience with Yardi or other property management software is considered an asset.
• Proficiency in Microsoft Office Suite.
• Valid driver's license and access to reliable transportation preferred.
