Job summary

Gestion Zagora is seeking a student for a real estate finance co-op term. You will gain exposure to portfolio strategy and senior management while working on NOI, occupancy, rent growth, capex, and capital projects.

The role is in-person at Montréal or Toronto, with multiple term options (4 or 8 months) and direct interaction with a multi-jurisdiction residential portfolio.

Qualifications

• Enrolled in Commerce, Finance, Economics, Real Estate or related program.
• Understanding of financial statements and core real estate metrics (NOI, cap rate, IRR) is an asset.
• Detail-oriented with the ability to present findings clearly.
• French is an asset

Responsibilities

• Track property and portfolio performance against business plans: NOI, occupancy, rent growth and capex.
• Prepare monthly and quarterly portfolio reviews for senior management and investors.
• Analyze rent rolls, market rents and lease-up performance to support pricing and renewal strategy.
• Support acquisition and refinancing underwriting with financial models and market research.
• Monitor capital projects and their impact on returns

Gestion Zagora is a real estate investment fund managing about 8,200 residential units across 19+ portfolios in Canada and the United States. The Asset Management team is responsible for portfolio performance, business plans and value creation at the property level.Co-op work term: January 4 to April 30, 2027 (4 months) or January 4 to August 27, 2027 (8 months). In person, at our Montréal or Toronto office (assigned by Gestion Zagora). Direct exposure to portfolio strategy and senior management across a multi-jurisdiction residential portfolio.
