Job summary

Union in Manama, Bahrain, is seeking an experienced Quantity Surveyor Engineer for on-site work. The role focuses on quantity take-offs, BOQ preparation, cost estimation, tendering, valuations, variations, and subcontractor payments within civil and building projects.

You will review drawings, monitor budgets, and coordinate with project teams to ensure cost-efficient delivery. Bahrain experience and immediate joining are preferred.

Qualifications

• Bachelor's Degree in Quantity Surveying or related field.
• 3–5+ years of relevant experience in quantity surveying within construction.
• Strong experience in civil/building construction projects.
• Proficiency in BOQs, quantity take-offs, estimation, costing, valuations, variations, and final accounts.
• Ability to read and interpret construction drawings and specifications.
• Knowledge of local market rates and subcontractor pricing.
• MS Excel and AutoCAD proficiency; QS/estimation software is a plus.
• Strong analytical, numerical, negotiation, and communication skills.
• Bahrain/GCC construction experience preferred.
• Must be currently available in Bahrain; immediate joiner preferred.

Responsibilities

• Prepare detailed quantity take-offs, BOQs, cost estimates, and project budgets.
• Review drawings and specifications (architectural, structural, civil, MEP).
• Conduct site measurements and verify quantities.
• Monitor project costs, budgets, materials, and wastage.
• Review and evaluate subcontractor and supplier quotations.
• Prepare interim valuations, payment applications, and progress claims.
• Evaluate variations, claims, change orders, and additional works.
• Monitor subcontractor payments and verify quantities.
• Assist with tender preparation and contract administration.
• Prepare final accounts and project cost reports.
• Coordinate with project managers, site engineers, procurement teams, subcontractors, suppliers, and consultants.
• Maintain accurate records of quantities, costs, variations, contracts, and documents.
• Identify opportunities for cost savings and value engineering.

Requirements

• Strong experience in civil/building construction projects.
• Excellent knowledge of BOQs, quantity take-offs, estimation, costing, valuations, variations, and final accounts.
• Ability to read and interpret construction drawings and specifications.
• Good knowledge of construction materials, labour costs, subcontractor pricing, and local market rates.
• Proficiency in MS Excel and AutoCAD; experience with QS/estimation software is an advantage.
• Strong analytical, numerical, negotiation, and communication skills.
• Bahrain/GCC construction experience is highly preferred.
• Must be currently available in Bahrain.
• Immediate joiner is strongly preferred.
• Candidates with a cancelled/transferable visa or valid local status are preferred.

Preferred Experience

• Candidates with experience in villa, residential, commercial, high‑rise, civil, fit‑out, or general building construction will be highly considered.
