Job summary

Union in Manama, Bahrain is hiring a Project Quantity Surveyor for an on-site role. The position requires 3–7 years of relevant experience and a strong background in BOQs, cost estimation, and value management across villa, residential, commercial, and high-rise projects.

You will review drawings, monitor costs against budgets, prepare valuations and final accounts, and coordinate with project teams, subcontractors, and suppliers to ensure financial control and successful project delivery.

Qualifications

  • Bachelor’s Degree/Diploma in Quantity Surveying or related field.
  • 3–7 years of experience in Quantity Surveying on construction projects.
  • Proficiency in reading drawings, BOQ, and cost control.
  • Must be currently available in Bahrain.

Responsibilities

  • Prepare quantity take-offs, BOQs, and cost plans.
  • Review drawings and specifications for accuracy.
  • Monitor budgets, materials quantities, and wastage.
  • Prepare interim valuations and progress claims.
  • Coordinate with Project Managers, procurement teams, consultants, subcontractors, and suppliers.
  • Maintain records of costs, variations, contracts, and documentation.
  • Assist with tendering, procurement, and commercial evaluations.

Job description

Project Quantity Surveyor at Union in Manama, B13, BH. This Full time on site position offers great opportunities for career growth.

Key Responsibilities
  • Prepare accurate quantity take-offs, BOQs, cost estimates, and cost plans.
  • Review architectural, structural, civil, and MEP drawings and specifications.
  • Conduct site measurements and verify completed works and quantities.
  • Monitor project costs, budgets, material quantities, and wastage.
  • Prepare interim valuations, payment applications, and progress claims.
  • Evaluate variations, change orders, additional works, and site instructions.
  • Review subcontractor measurements, quotations, and payment applications.
  • Prepare comparison sheets for subcontractor and supplier quotations.
  • Monitor project expenditure against approved budgets and identify potential cost overruns.
  • Assist with tendering, procurement, subcontract administration, and commercial evaluations.
  • Prepare monthly cost reports, forecasts, and commercial documentation.
  • Assist with final accounts, claims, and contract administration.
  • Coordinate with Project Managers, Site Engineers, Procurement Teams, Consultants, Subcontractors, and Suppliers.
  • Maintain accurate records of measurements, costs, variations, contracts, and project documentation.
Requirements
  • Bachelor’s Degree/Diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
  • 3–7 years of relevant experience in Quantity Surveying within the construction industry.
  • Strong building/construction project experience is required.
  • Experience in villa, residential, commercial, high-rise, or general building projects is an advantage.
  • Strong knowledge of BOQ, quantity take-offs, estimation, valuations, variations, cost control, and final accounts.
  • Ability to read and interpret construction drawings and specifications.
  • Good understanding of construction materials, labour rates, subcontractor pricing, and local market costs.
  • Knowledge of construction contracts and commercial procedures; FIDIC experience is an advantage.
  • Proficiency in MS Excel and AutoCAD; experience with QS/estimation software is an advantage.
  • Strong analytical, numerical, negotiation, communication, and problem-solving skills.
  • Bahrain/GCC construction experience is highly preferred.
  • Must be currently available in Bahrain.
  • Immediate joiner is highly preferred.
  • Candidates with cancelled/transferable visa or valid local status are preferred.
