Job summary

Gough Recruitment is seeking a Senior Property Manager on the Gold Coast to oversee a portfolio of around 200 properties. The role focuses on client relationships, maintenance oversight, and leading a team with support from admin staff.

The ideal candidate has proven end-to-end portfolio management experience in a Senior Property Manager role, holds a QLD Real Estate Certificate, and demonstrates exceptional communication and organisational skills to thrive in a fast-paced environment.

Qualifications

• Proven experience managing a portfolio end-to-end in a Senior Property Manager role.
• Current QLD Real Estate Certificate is required.
• Exceptional communication and relationship management skills.
• Ability to lead, mentor, and support junior team members.
• Highly organised with the ability to manage a fast-paced, high-volume workload.
• QLD driver’s license and reliable car.

Responsibilities

• Manage a portfolio of circa 200 properties plus an assistant for out-of-hours duties and admin.
• Overseeing maintenance of properties.
• Lease renewals and vacates.
• Entries & exits.
• QCAT and insurance claims when required.
• Monitor rent arrears.
• No trust accounting, Open Homes, or applications processing.

THE REQUIREMENTS:

• Proven experience managing a portfolio end-to-end in a SNR PM role
