Job summary

Edge Property & Real Estate Recruitment is seeking an experienced Senior Property Manager to take ownership of a well-maintained portfolio of approximately 100 properties, all within the eastern suburbs of Adelaide. The role offers autonomy, accountability and a clear path to contribute to management and operations.

You will report to the management team, drive portfolio performance, and support process improvements while mentoring team members as needed.

Qualifications

• Minimum 3 years’ experience in residential property management.
• Ability to manage a portfolio independently, end-to-end.
• Strong knowledge of SA Residential Tenancies legislation.
• Ownership and accountability for portfolio performance.
• Strong reporting, communication and organisational skills.

Responsibilities

The Role

An opportunity has become available for an experienced Senior Property Manager to take ownership of a well-maintained portfolio of approximately 100 properties, all within the eastern suburbs of Adelaide. This is a true end-to-end role, excluding trust accounting, suited to someone who thrives on managing their own portfolio with autonomy, accountability and a high level of professionalism. Reporting directly to the management team, you will take responsibility for the day-to-day performance of your portfolio while also contributing to the broader management and operational functions of the property management department. This role will suit an experienced Property Manager who is ready to take the next step in their career, with the opportunity to contribute to team performance, provide regular reporting to management, assist with process improvements and support the ongoing development of the property management team.

Duties & Responsibilities

Manage a residential portfolio from start to finish with minimal handover.

Build and maintain strong, long-term relationships with landlords and tenants.

Handle all aspects of tenancy management including lease preparation and renewals.

Conduct routine, entry and exit inspections.

Oversee maintenance requests and liaise with contractors.

Manage rental arrears and debtor control.

Ensure compliance with the SA Residential Tenancies Act and relevant legislation.

Maintain accurate records and documentation across the portfolio.

Report regularly to the management team on portfolio performance, arrears, vacancies and key issues.

Provide management with updates, insights and recommendations regarding portfolio performance.

Assist with the development and improvement of property management processes and procedures.

Contribute to team meetings, planning and operational discussions.

Support and mentor team members where required.

Assist management with complex landlord, tenant and tenancy matters.

Identify opportunities to improve efficiency, service delivery and client outcomes.

Escalate significant issues to management and assist in developing appropriate solutions.

Contribute positively to the overall performance and culture of the property management department.

Skills & Experience

Minimum 3 years’ experience in residential property management.

Proven ability to manage a portfolio independently, end-to-end.

Strong working knowledge of SA Residential Tenancies legislation.

Demonstrated ability to take ownership and accountability for portfolio performance.

Strong reporting, communication and organisational skills.

Highly organised with excellent attention to detail.

Confident communicator with a professional and relationship-focused approach.

Ability to work autonomously while contributing effectively to a management team.

Previous experience mentoring, supporting or leading team members will be highly regarded.

A team player who contributes positively to a high-performing culture.
