Capstone Recruitment client in Western Sydney seeks a Property Portfolio Manager to lead a mixed-owned portfolio across factories, yards and quarries. The role covers acquisitions, lease renewals, disposals and development with visibility to senior leadership.

Hybrid setup: four days in the office, one day flexible. You’ll collaborate with operations, finance and the General Manager Finance to optimise the balance sheet and drive long-term value.

Qualifications

• Extensive experience in property portfolio, asset or corporate real estate management.
• Strong leasing, acquisitions and disposals negotiation skills.
• Knowledge of planning, rezoning, subdivision and site rehabilitation processes.
• Financially literate with budgets, outgoings and performance reporting.
• Ability to manage agents, consultants, lawyers and landlords.

Responsibilities

• Lead a portfolio of owned, leased and joint-venture sites across Western Sydney.
• Negotiate leases, renewals and extensions for factories and design centres.
• Manage lease exits, including notices, make-goods and settlements.
• Review outgoings, rent increases and ensure charges stack up.
• Prepare surplus sites for sale, coordinating demolition and rezoning.
• Identify and negotiate property acquisitions to support growth.
• Oversee third-party income and tenancy arrangements.
• Respond to valuations, easements and compulsory acquisitions.
• Monitor property risk, budgets and monthly financial performance.
• Collaborate with external manager on joint-venture matters and briefs.

Property Portfolio Manager | Western Sydney | Hybrid (4 days office, 1 day flexible)

$180,000 – $220,000 + bonus

About the business

Our client is a long-established, Australian manufacturer. Its brands are found in homes and commercial projects across the country. Alongside its manufacturing network of factories, quarries and design centres, it holds a large industrial property portfolio, including joint-venture property interests. This is a stable, asset-rich business where property is central to its long-term strategy.

The opportunity

You’ll be the business’s property lead. You’ll look after a leased, owned and joint-venture portfolio from start to finish: acquisitions, lease renewals, disposals, exits and development. It’s a broad role with real visibility. You’ll work with operations, finance and senior leadership, and your decisions will directly affect the balance sheet.

What you’ll be doing

• Managing a portfolio of 28 owned sites, including factories, a yard and quarries
• Leading lease negotiations, renewals and extensions for factories and design centres across the network
• Managing lease exits from start to finish, including landlord notices, make-good negotiations and final settlements
• Reviewing outgoings and rent increases, and stepping in when charges don’t stack up
• Preparing surplus sites for sale, which covers demolition, rehabilitation, contamination reporting, rezoning, subdivision, appointing agents and assessing offers
• Finding and negotiating property acquisitions to support future growth
• Managing third‑party income, such as tenancies, telecommunications sites, residential properties and materials agreements
• Objecting to statutory land valuations where appropriate, and responding to easements and compulsory acquisitions
• Reviewing property risk, insurance, budgets and monthly financial performance
• Working with the external manager on joint-venture matters and writing development application briefs for future expansion

About you

• Significant experience in property portfolio, asset or corporate real estate management, ideally in an industrial, manufacturing or multi-site setting
• Strong commercial and negotiation skills across leasing, acquisitions and disposals
• Good working knowledge of planning, rezoning, subdivision and site rehabilitation processes
• Financially literate and comfortable with budgets, outgoings and performance reporting
• Confident managing agents, consultants, lawyers and landlords
• Able to work independently and own a broad, varied portfolio
