Uplift Recruitment is partnering with a major, well-capitalised residential property developer to appoint a Development Manager to its Sydney team. The role will span planning, commercial management, approvals and delivery on large apartment and mixed-use projects, reporting to the Project Director.

This opportunity suits an established Development Manager or a high-performing ADM ready for greater ownership, with strong residential development credentials and financial acumen.

The role

This is a broad client-side development position combining commercial management, project delivery, consultant leadership and stakeholder engagement.

Your responsibilities will include:

• Managing key aspects of residential projects across planning, approvals, design, procurement, construction and completion

• Driving project programmes in line with approved business plans and commercial objectives

• Managing planning proposals, concept plans, development applications and other approval processes

• Preparing project briefs and coordinating architects, planners, engineers, project managers and specialist consultants

• Reviewing tenders and supporting consultant and contractor appointments

• Preparing and maintaining project feasibilities, budgets, forecasts and cash-flow reporting

• Monitoring project profitability, margins, risk and overall commercial performance

• Reporting on project progress, programme, financial performance and key risks

• Building effective relationships with councils, government agencies, service authorities, consultants and community stakeholders

• Collaborating with internal construction, sales, marketing, finance and executive teams

• Supporting strong governance, sustainability, safety and quality outcomes across each project

About you

You may already be working as a Development Manager, or you could be a high-performing Assistant Development Manager ready to take the next step.

More important than your current title is the depth of your residential development experience, commercial capability and readiness to take greater responsibility for project outcomes.

You will ideally bring:

• Experience across medium to large-scale residential developments, ideally including multi-storey apartments or mixed-use projects

• Experience gained with a property developer, developer-builder or closely aligned client-side organisation

• Meaningful involvement across several stages of the development lifecycle

• Current experience preparing, updating or working with project feasibilities

• Knowledge of planning, approvals, design, consultant procurement and project delivery

• Financial capability across budgets, forecasts, cash flow, risk and project reporting

• Experience coordinating multidisciplinary consultants and senior stakeholders

• Commercial judgement, clear communication and effective negotiation skills

• A relevant qualification in property, town planning, construction, architecture, property economics or a related discipline

Experience with EstateMaster, MS Project or comparable feasibility and programme-management systems will be highly regarded.

Exposure to residential sales and marketing strategies, development business plans or sustainable design principles would also be advantageous.

You do not need to have held the Development Manager title for a prescribed number of years. Applications are welcomed from experienced DMs as well as accomplished ADMs who can demonstrate substantial residential development exposure and readiness for increased responsibility.
