Job summary

Capstone Recruitment is seeking an experienced Senior Development Manager to take end-to-end ownership of a landmark residential and mixed-use precinct in Queensland. You will lead strategy, design, approvals and delivery across multiple tower blocks, guiding the project from vision through feasibility, planning, construction, sales and settlement.

The role requires a minimum of 10 years in residential development, strong financial modelling skills, and a collaborative leadership style to work

Qualifications

• Minimum 10 years' Residential development experience at senior level on large-scale, mixed-use developments.
• Tertiary qualifications in Property, Commerce, Construction, Law or related.
• Strong financial acumen with experience in financial modelling, investment analysis, valuations, budgets and forecasting.

Responsibilities

• Develop and execute project strategy across multiple Residential tower blocks.
• Lead commercial and financial management across the development lifecycle.
• Oversee appointment and coordination of the design consultant team, balancing value creation, cost management and buildability.
• Manage planning approvals, statutory consents and legal documentation, including liaison with councils and authorities.
• Build and maintain strong relationships with internal stakeholders, joint venture partners, government agencies, consultants and contractors.
• Identify, manage and report on project risk across commercial, legal, financial and safety dimensions.
• Support the sales, leasing and marketing strategy in collaboration with internal teams and external agents.

The Role
Reporting to the Development Director, you will lead the strategic, commercial, product, design, approvals and delivery outcomes fora majorresidential and mixed-use master-planned precinct. You
The successful candidate for this role will be able to demonstrate:

• Minimum 10 years' Residential development experience, with proven success at a senior level on large-scale, mixed-use developments.
• Tertiary qualifications in Property, Commerce, Construction, Law or a related discipline.
• Strong financial acumen, including expertise in financial modelling, investment analysis, valuations, budgets and forecasting.
• Demonstrated experience negotiating and securing planning approvals, and managing contractor tendering and construction contract procurement.
• A collaborative and respected leader, comfortable operating autonomously and navigating ambiguity in a fast-paced, evolving environment.
