Role Context
The Project Manager supports the delivery of strategic capital and special projects across Atlantis Dubai by coordinating technical, commercial, operational, and administrative workstreams. The position acts as a central link between designers, consultants, contractors, suppliers, internal departments, senior leadership, and resort operators to keep projects moving from early definition through final completion. This role requires strong control of time, cost, quality, scope, and stakeholder expectations. In addition to project execution, the position contributes to budgeting, team leadership, performance management, workforce planning, and departmental reporting, making it a broad project leadership role within a complex hospitality environment.
Key Responsibilities
- Lead and coordinate assigned special projects from initial scope development through completion.
- Work with consultants and designers to define project objectives, technical requirements, deliverables, and timelines.
- Ensure relevant internal stakeholders are involved during project planning and feasibility reviews.
- Act as the client representative when external project managers are appointed.
- Coordinate internal resources, consultants, contractors, vendors, and specialist suppliers.
- Maintain clear accountability for project scope, schedule, cost, and delivery quality.
- Ensure projects are completed on time and within approved budgets.
- Review project progress regularly against agreed milestones and construction programs.
- Monitor cost commitments, expenditure, forecasts, and project cost-to-completion.
- Prepare progress and cost tracking reports for senior management.
- Escalate significant risks, delays, commercial issues, and technical concerns to the VP of Special Projects.
- Develop corrective actions with consultants and project managers when delays occur.
- Review consultant and contractor recommendations before internal approval.
- Coordinate scoring, review comments, and management approvals related to commercial recommendations.
- Liaise with commercial and legal teams to support finalization of LOIs and contracts.
- Coordinate government-related approvals required for project delivery.
- Ensure relevant design NOCs, construction NOCs, permits, and building approvals are secured.
- Track regulatory approvals to prevent avoidable project delays.
- Conduct regular project and construction progress reviews.
- Prepare detailed weekly and periodic progress reports.
- Carry out site inspections to verify construction status and identify emerging issues.
- Review workmanship and completed project elements against approved specifications.
- Conduct quality checks to confirm compliance with drawings, standards, and contractual requirements.
- Track project changes using appropriate scope, cost, and schedule control techniques.
- Maintain comprehensive project tracking and control documentation.
- Establish productive relationships with contractors, consultants, and specialist vendors.
- Support assessment of contractor and supplier payment applications.
- Assist with valuation and payment certification according to contractual terms.
- Review supporting documents before payment recommendations are processed.
- Coordinate pre-completion inspections with consultant teams.
- Identify defects and outstanding work during snagging inspections.
- Ensure snagging items are rectified before final project sign-off.
- Inspect completed projects during the defect liability and warranty periods.
- Follow up unresolved issues until contractual obligations are completed.
- Maintain project correspondence, approvals, reports, and administrative records.
- Administer requisitions and internal approvals as required.
- Prepare departmental reports and formal correspondence.
- Use Opera and RAMCO systems where required for project and operational processes.
- Support administrative duties when additional departmental coverage is needed.
- Coordinate with operational departments to minimize disruption during project execution.

- Remain informed about new operational initiatives, services, products, and development priorities.
- Contribute to preparation of departmental budgets.

- Review manpower requirements and replacement hiring needs.

Ideal Profile
- Proven working experience in project administration, project coordination, or project management.
- Strong background in delivering construction, refurbishment, development, or hospitality-related projects is advantageous.
- Experience coordinating consultants, designers, contractors, and specialist suppliers.
- Good understanding of project scope, schedule, budget, risk, and quality controls.
- Familiarity with construction progress monitoring and site inspections.
- Strong understanding of project cost tracking and cost-to-completion reporting.
- Comfortable reviewing contractor and supplier payment applications.
- Experience supporting contract awards, LOIs, and commercial approvals.
- Understanding of design NOCs, construction approvals, building permits, and authority processes.
- Strong client-facing and internal communication capability.
