Role Context
The Project Manager provides end-to-end coordination for special projects that affect resort facilities, guest spaces, operational areas, and supporting infrastructure. Acting as a client-side representative where required, the role connects designers, consultants, external project managers, contractors, specialist suppliers, commercial teams, legal teams, operators, and senior leadership. The position has direct influence on project cost, construction progress, quality, regulatory compliance, and operational readiness. It also carries wider leadership responsibilities involving departmental budgeting, colleague development, workforce planning, performance management, and cross-functional execution.
Key Responsibilities
- Coordinate resort projects from initial definition through construction, commissioning, handover, and warranty completion.
- Work with consultants and designers to establish detailed project scopes and measurable objectives.
- Confirm technical feasibility before projects advance into execution.
- Engage relevant operational and business stakeholders during planning and design development.
- Represent the client when an external Project Manager is appointed.
- Coordinate internal teams, consultants, contractors, vendors, and specialist suppliers throughout delivery.
- Maintain control over project schedules, budgets, scope, and expected outcomes.
- Drive projects toward completion within agreed business timelines.
- Monitor project expenditure and maintain visibility of committed and forecast costs.
- Prepare project cost-to-completion summaries for management review.
- Issue timely progress, cost, and risk reports to senior leadership.
- Maintain transparent communication with stakeholders regarding project status.
- Review recommendation reports submitted by consultants or project teams.
- Coordinate comments and approvals from the VP of Special Projects, senior management, and resort operators.
- Obtain required internal approvals and authorized signatures.
- Work with commercial and legal teams during LOI and contract finalization.
- Track contractual requirements affecting project execution.
- Coordinate government and authority approvals through appointed consultants.
- Verify that required design NOCs are obtained.
- Confirm construction NOCs and building permits are secured before applicable works commence.
- Monitor regulatory approvals against the construction schedule.
- Evaluate design development against agreed project objectives.
- Review construction progress through site meetings and physical inspections.
- Prepare detailed weekly and periodic project status reports.
- Identify major construction delays and emerging delivery risks.
- Report critical matters to the VP of Special Projects.
- Coordinate corrective action with consultants and project managers.
- Minimize potential delay to approved construction programmes.
- Inspect completed works against drawings, specifications, and required quality standards.
- Identify defective or non-compliant work and ensure corrective action is completed.
- Apply appropriate project controls when scope, schedule, or cost changes occur.
- Maintain complete project trackers, records, correspondence, and approval documentation.
- Develop productive working relationships with external suppliers and contractors.
- Support evaluation of contractor and supplier payment applications.
- Assist with valuations before payment certification.
- Verify payment recommendations against contractual terms and completed work.
- Participate in pre-handover inspections with consultants.
- Coordinate snagging schedules before project completion.
- Track snagging items through final rectification and sign-off.
- Reinspect completed works where necessary.
- Monitor outstanding defects during the defect liability and warranty periods.
- Ensure unresolved DLP issues are followed through to closure.

- Prepare formal reports, correspondence, and management information requested by the Department Head.

- Proven professional experience in project administration or project management.
