Job summary

Emrill Services L.L.C in Dubai seeks a hands-on MEP maintenance technician to supervise and perform maintenance across building systems, including HVAC, electrical and control equipment. You will manage PPM tasks, inspect HVAC components, and install new HVAC systems as required.

The role requires knowledge of building management systems, fault diagnosis, and capacity to work safely on complex BAS environments. Strong documentation and coordination with stores and safety programs are essential.

Qualifications

• Knowledge and experience in operating and interfacing building management systems.
• Working knowledge in maintaining and repairing motors, pumps, relays, wiring and control units.
• Ability to use and calibrate electronics test equipment and PC for maintenance.

• Inspect HVAC systems and components for condition evaluation and preventive maintenance.
• Install heating and air conditioning equipment and systems.
• Operate equipment used in installation, repair and maintenance of HVAC equipment.
• Plan and manage projects, prepare records, ensure Health & Safety standards.
• Monitor material stock levels and liaise with Stores to meet programme dates.
• Carry out preventive and corrective maintenance on building services including lifts, lighting, fire systems.
• Diagnose electrical or mechanical malfunctions and handover for repair.
• Ensure tools and equipment are in good condition; perform safety briefings and toolbox talks.

Job description

• Maintain and supervise all aspects of maintenance of all building MEP systems
• Handle PPM System for installation maintenance and MEP Systems
• Inspect HVAC systems and their components e g Air conditions heating units building exhaust fans ventilation units etc for the purpose of evaluating condition identifying necessary repairs and recommending preventive maintenance
• Install heating and air conditioning equipment and systems
• Operate equipment used in the installation repair and maintenance on HVAC equipment
• Plan and manage projects prepare and maintain accurate records handle hazardous materials Ensure Health Safety standards are maintained during the contract period
• Monitor minimum material stock levels to ensure materials at site are sufficient to achieve planned programme dates and liaison with the Stores
• Maintain and carry out all levels of preventive and corrective maintenance activities on building services including doors portable electrical equipment fire detection suppression heat exchanger ventilation air-conditioning lighting system uninterrupted power supplies lifts and escalators
• Diagnose cause of electrical or mechanical malfunction or failure of operational equipment replace faulty equipment and handover taken back to the electro-mechanical workshop for repair
• Ensure maintenance tools equipment are in good condition before and after job activities
• Carry out functional tests troubleshoot assemble disassemble tests as required repair and replace defective parts in motors doors relays switches panel boxes remote control equipment gearboxes and other electrical and mechanical assemblies associated to platform screen doors tunnel ventilation system environmental control systems fire fight system LV power control system and emergency power supply system
• Attend internal meetings as required Prepare and complete reports when required Prepare update and review short-term working programs Identify improvements and advise Village manager of any issues Report unsafe acts or conditions and follow health and safety instructions and guidance Participate in accidents incidents and near misses campaigns and take corrective actions Ensure appropriate Personal Protective Equipment is worn as applicable Adhere to health and safety procedures and stop work if unsafe conditions arise Cooperate with supervisors on health and safety compliance Maintain tools and equipment in a clean and safe condition Do not work under the influence of intoxicants or engage in improper conduct Participate in the company s safety program including toolbox talks and briefing sessions
• Working knowledge in maintaining and repairing motors, pumps, relays, I/O modules, control units, wirings, bearings, drive belts, coils, gearboxes, dampers, valves, impellers, motor controls, air handling units, chilled water system, fire alarm panels, fire pumps, UPS, batteries, and diesel engines
• Knowledge and experience in operating and interfacing building management systems
• Ability to use and calibrate various electronics test equipment and PC for maintenance of Electrical & Mechanical Services system.
