Staff Connect Information Technology Consultants seeks a Maintenance Supervisor to oversee the maintenance and operational performance of private villas and commercial properties in Dubai. Responsibilities include managing maintenance requests, contractor performance, and compliance with health and safety regulations.
The ideal candidate will have experience in luxury property management, excellent communication skills, and a strong technical background in building maintenance. This role requires a proactive approach and strong problem-solving capabilities. Arabic, Hindi, or Urdu language skills are advantageous.
The Maintenance Supervisor is responsible for overseeing the maintenance upkeep and operational performance of the owner’s private villas, offices and commercial property in Dubai. The role ensures that all properties are maintained to the highest standards through effective preventive maintenance, contractor management, project coordination, budget control and the timely resolution of maintenance issues. The successful candidate will manage day-to-day maintenance operations across multiple locations, coordinate contractors and service providers, supervise improvement projects and ensure that all facilities remain safe, functional, compliant and well‑presented at all times.
Oversee all routine preventive, corrective and emergency maintenance activities across private villas, offices and commercial premises. Ensure the effective operation and maintenance of HVAC, electrical, plumbing, irrigation, landscaping, swimming pool, water systems and structural infrastructure.
Conduct regular property inspections to identify maintenance requirements and implement preventive measures.
Maintain all properties to the highest standards of functionality, appearance and safety. Respond promptly to maintenance emergencies and coordinate corrective actions.
Manage maintenance requests from initiation through completion and maintain a structured system for tracking maintenance activities, work orders, inspections, quotations, approvals, invoices and contractor reports.
Ensure maintenance records are accurate, up to date and properly documented. Monitor outstanding actions and follow up to ensure timely completion.
Source, evaluate, negotiate and manage contractors, suppliers and service providers. Develop contractor evaluation criteria and present recommendations for selection.
Supervise contractor performance and verify quality of work prior to approval and payment. Ensure contractors comply with safety, insurance and contractual requirements and establish a reliable network of qualified service providers.
Coordinate refurbishment, upgrade and improvement projects across all properties. Obtain quotations, evaluate proposals and manage project budgets and timelines.
Monitor project progress, quality standards and contractor performance to ensure successful delivery.
Identify opportunities for property enhancements, cost savings and operational improvements.
Serve as the primary point of contact for all maintenance-related matters. Communicate effectively with property owners, management, contractors and service providers.
Provide regular updates on maintenance activities, project progress, risks, delays and resolutions. Take ownership of issues from identification through completion and proactively drive resolution.
Prepare weekly and monthly maintenance reports highlighting completed work, outstanding actions, risks and planned activities. Ensure management has clear visibility of maintenance priorities and property status.
Ensure all maintenance activities comply with applicable health, safety, environmental and regulatory requirements. Conduct regular safety inspections and risk assessments.
Implement corrective actions to address identified risks and compliance gaps. Maintain accurate compliance records, certifications, maintenance schedules and service documentation.
Escalate safety concerns, operational risks and compliance issues promptly.
