Placements24 is seeking an experienced Commercial Property Manager to oversee a diverse portfolio of office, retail, and mixed-use properties in Sandton. You will drive day-to-day operations and strategic activities, including tenant relations, lease administration, facilities management, and financial reporting.

The ideal candidate has 5+ years in commercial property management, deep knowledge of leases, budgeting, and strong negotiation skills.

Qualifications

• Bachelor's degree in Real Estate, Business Administration, Finance, or related field.
• Minimum of 5 years of experience in commercial property management.
• Proven track record in managing office buildings, retail centers, or mixed-use properties.
• In-depth knowledge of lease agreements, tenant relations, and facilities management.
• Strong financial acumen, including budgeting, forecasting, and P&L management.
• Excellent negotiation, communication, and interpersonal skills.
• Proficiency in property management software and standard office applications.
• Ability to work independently and manage multiple priorities effectively.
• Understanding of South African property laws and regulations.
• A professional designation in property management is an asset.
• Must be based in or willing to commute to Sandton for on-site responsibilities.

Responsibilities

• Oversee the operational management of a portfolio of commercial properties.
• Develop and implement effective property management strategies to maximize asset value.
• Manage tenant relationships, ensuring satisfaction and timely rent collection.
• Administer leases, including renewals, rent increases, and compliance.
• Oversee facilities management, including maintenance, repairs, and capital improvements.
• Prepare and manage property budgets, operating expenses, and financial reports.
• Ensure compliance with all relevant health, safety, and legal regulations.
• Source and manage service providers and contractors.
• Conduct regular property inspections and implement necessary action plans.
• Market vacant spaces and coordinate with leasing agents.
