Job summary

Ability Executive Recruitment in Sandton is seeking a Property & Leasing Manager to take ownership of a Grade A commercial office portfolio. You will lead leasing strategy, tenant management, and end-to-end property operations across Sandton.

The role requires a minimum 5 years of hands-on experience in SA Grade A leasing, strong knowledge of local legislation, English fluency, and capability to manage budgets, negotiate with tenants, and supervise on-site teams.

Qualifications

• Minimum 5 years verified hands-on Grade A commercial office leasing & property management in SA.
• Fluent professional English; Mandarin/Cantonese a bonus for corporate tenants.
• Proficient in MS Office; MDA/SAP property management systems preferred.

Responsibilities

• Lead on-site property team; allocate daily duties and coach staff.
• Develop leasing strategy; conduct Sandton market research and set targets.
• Source tenants; negotiate leases and manage renewals, reviews, and deposits.
• Oversee operations: security, cleaning, HVAC, safety, and maintenance.
• Ensure OHSA, Sectional Titles Act, CPA compliance and safety audits.
• Prepare annual budgets and monthly P&L; monitor costs and rent collection.
• Liaise with municipal authorities for rates, licenses and compliance.
