Ability Executive Recruitment is seeking a seasoned Property Manager to oversee a diversified Gauteng and Pretoria portfolio, acting as the main link between landlords, tenants and the internal team. The role demands strong financial acumen, leadership, and exceptional interpersonal skills.

You will manage budgets, leasing, compliance and day-to-day operations, ensuring service levels and client satisfaction across multiple property types.

Qualifications

• A valid Fidelity Fund Certificate where required for the role.
• A tertiary qualification in property management, real estate, business, finance or related field.
• Strong financial acumen, including budgets, cash flow forecasts and reconciliations.
• Strong contractual knowledge of lease agreements.
• Excellent communication and organizational skills.

Responsabilités

• Prepare, motivate and implement detailed annual property budgets and capex budgets.
• Monitor performance against budgets and provide commentary and corrective actions to landlords.
• Bill tenants accurately for rent, operating costs and recoveries; ensure timely collections.
• Manage arrears and drive collections within landlord targets, escalating as needed.
• Oversee leasing: market vacant spaces, broker inquiries, renewals and terms.
• Ensure compliance with health and safety, statutory inspections and licences.
• Supervise maintenance, service providers and lifecycle replacement programs.
