Qualifications

• Bachelor's degree in property management, business administration, finance or related field.
• Minimum 6 years of progressive experience in property management with portfolio responsibility.
• Experience managing commercial and residential real estate portfolios in Durban or KwaZulu-Natal.
• Knowledge of property law, lease agreements and SA property regulations.

Responsibilities

• Oversee day-to-day operations of a diverse property portfolio (commercial, retail, residential).
• Develop and implement strategic plans to enhance value and occupancy.

About the Role

Our client, a leading property development and management firm, is seeking an experienced and results-oriented Senior Property Portfolio Manager to oversee a diverse portfolio of commercial and residential properties. This critical role, based in Durban, KwaZulu-Natal , will involve managing all aspects of property operations, tenant relations, financial performance, and strategic asset enhancement. The ideal candidate will possess a deep understanding of the local real estate market, exceptional leadership skills, and a proven ability to maximize property value and profitability. You will be responsible for ensuring that all managed properties meet the highest standards of maintenance, safety, and tenant satisfaction, contributing significantly to our client's continued success.

Key Responsibilities

• Manage and oversee the day-to-day operations of a portfolio of properties, including commercial, retail, and residential units.
• Develop and implement strategic plans to enhance property value, optimize occupancy rates, and achieve financial targets.
• Oversee tenant relations, including lease negotiations, rent collection, and dispute resolution.
• Ensure all properties comply with relevant health, safety, and environmental regulations.
• Manage property maintenance, repairs, and capital improvement projects, working with contractors and service providers.
• Prepare detailed financial reports, including budgets, forecasts, and variance analyses for each property.
• Conduct regular property inspections and assessments to identify potential issues and opportunities.
• Supervise and mentor junior property management staff.

Requirements

• Bachelor's degree in Property Management, Business Administration, Finance, or a related field.
• A minimum of 6 years of progressive experience in property management, with a strong background in portfolio management.
• Proven track record of successfully managing commercial and residential real estate portfolios in Durban, KwaZulu-Natal .
• In-depth knowledge of property law, lease agreements, and South African property regulations.
• Strong financial acumen, with experience in budgeting, financial analysis, and reporting.
• Excellent leadership, negotiation, and interpersonal skills.
• Proficiency in property management software and Microsoft Office Suite.
• Ability to handle multiple priorities and meet strict deadlines in a demanding environment.
