Placements24 is seeking an experienced Residential Property Developer to lead development projects in Vereeniging and surrounding Gauteng. You will drive the full lifecycle from site acquisition and feasibility through planning, construction, and sales, ensuring on-time delivery, budget adherence, and high-quality standards.

Qualifications

• 7+ years of experience in residential property development.
• Experience managing multiple development projects from inception to completion.
• Strong knowledge of construction methods, building codes, and planning regulations.
• Proven ability in financial analysis, budgeting, and project finance.
• Excellent negotiation, leadership, and communication skills.
• Experience with site acquisition and land assembly.
• Understanding of the Vereeniging real estate market and surrounding areas.
• Tertiary qualification in Property Development, Construction Management, or related field.
• Ability to manage diverse teams and subcontractors effectively.

Responsibilities

• Identify and evaluate potential residential development sites.
• Conduct feasibility studies, market analysis, and financial projections for new projects.
• Secure land acquisition and manage due diligence.
• Navigate planning permissions, zoning regulations, and municipal approvals.
• Manage architects, engineers, and other consultants during design.
• Select and manage construction contractors, ensuring timelines and quality.
• Oversee construction, including site management and quality control.
• Develop and implement sales and marketing strategies for completed properties.
• Manage project budgets and ensure financial viability of developments.
