Qualifications

About the Role

Our client, a prominent real estate investment fund, is seeking a skilled and experienced Real Estate Asset Manager to join their growing team in Bloemfontein, Free State, ZA . This role is pivotal in overseeing and optimizing the performance of a diverse real estate portfolio. You will be responsible for developing and executing strategic asset management plans, maximizing returns, managing risks, and ensuring the long-term value appreciation of the properties. The position requires a blend of financial acumen, market knowledge, and strong strategic planning capabilities. This is a hybrid role, offering flexibility and enabling effective management of assets across the region.

Key Responsibilities

• Develop and implement strategic asset management plans to maximize the value and profitability of the real estate portfolio.
• Conduct in-depth financial analysis, including budgeting, forecasting, and performance reporting for each asset.
• Monitor market conditions, identify trends, and assess their impact on asset performance.
• Oversee property operations, working closely with property managers to ensure efficient operations, tenant satisfaction, and proactive maintenance.
• Manage leasing activities, tenant relations, and lease negotiations to ensure high occupancy rates and optimal lease terms.
• Identify and execute value-add initiatives, such as capital improvements, repositioning strategies, and operational efficiencies.
• Analyze potential acquisitions and dispositions to grow or optimize the portfolio.
• Manage relationships with third-party service providers, including brokers, property managers, and legal counsel.
• Ensure compliance with all legal, regulatory, and company requirements.
• Prepare detailed asset performance reports for senior management and investment committees.

Requirements

• A Bachelor's degree in Finance, Economics, Real Estate, Business Administration, or a related field.
• An MBA or relevant Master's degree is a plus.
• Minimum of 6 years of experience in real estate asset management, investment analysis, or a closely related field.
• Proven track record of successfully managing real estate assets and achieving investment objectives.
• Strong financial modeling, analytical, and problem-solving skills.
• Excellent understanding of real estate markets, property operations, and investment strategies.
• Superior negotiation, communication, and interpersonal skills.
• Proficiency in real estate investment analysis software (e.g., Argus) and MS Office Suite.
• Ability to work independently and manage multiple priorities effectively.
• Must be based in or able to commute to Bloemfontein, Free State, ZA .
