Job summary

IGrow Wealth Investments is seeking an experienced Head of Asset Management to lead the Rentals division in Midrand, Gauteng. The role oversees teams, drives performance and ensures investor requirements are met.

Lead development of targets, staff wellbeing, and stakeholder communications, while coordinating with the Rentals CEO on strategy and operations.

Qualifications

• Senior management or leadership experience in property, rentals or asset management.

• Introduce IGrow to new investors in line with development marketing.

IGrow Wealth Investments Group of Companies, proudly positioned as South Africa’s #1 Investment company, is looking for an experienced and driven Head of Asset Management to join our Rentals division in Midrand,Gauteng.

This is a leadership role for someone who enjoys working in a fast-paced environment, leading teams, driving performance and ensuring that operational and investor requirements are consistently met.

Minimum requirements (Advantageous):

• Proven experience in a senior management or leadership role within property, rentals or asset management.
• Strong people-management and leadership skills.
• Experience managing team performance and operational targets.

• Ability to work with multiple teams and stakeholders.
• Strong attention to detail and ability to manage deadlines.
• Comfortable working with reports, KPIs and performance information.

Duties and responsibilities include, but not limited to:

• Provide inspired leadership.
• Report directly to the CEO of IGrow Rentals.
• Set and communicate clear targets to the team to be monitored.
• Manage staff wellbeing, team building and attend to general staff complaints and inquiries.
• Daily, weekly, and monthly reporting.
• Arrange and ensure staff training and keep training material updated.
• Arrange new staff onboarding along with the HR department.
• Working on all new developments alongside the Rentals CEO.
• Ensure weekly Investor feedback is provided to investors who have vacant units for CPT and PTA.
• Ensure PTA, CPT and P.E vacancy list is updated weekly.
• Ensure the stocklist is updated for PTA and CPT.
• Ensure new developments are added to the stocklist and monitored when they become done deals or if sale is cancelled.
• Keep the rentals planner updated.
• Introduce IGrow to all new investors in the same week we start marketing the new development
• Final approval on difficult applications.
• Upskilling staff members who show initiative along with the Rentals CEO.
• Agents leave approval and end of year leave schedule - put in Rentals CEO diary so he is aware.
• Arrange staff awards with the Rentals CEO.
• Arrange team buildings and socials along with the Rentals CEO.
• Monitor daily leads in Pipedrive.
• Check all ads every 2 weeks with the Rentals CEO.
• Monthly commission sheets.
• Preparing and submitting agents monthly commission claims to accounting department.
• TPN Monitor report ensure this is administered correctly and shared with Zandrea, Johan and Karen.
• TPN monthly submissions - Submit the data to TPN.
• Hello Peter reviews - investigate and report back to HR on the same day.
• Keeping all legal documents updated for IGrow rentals along with the Rentals CEO.
• Obtain and manage all passwords for IGrow agents.
• Ensure Portfolio Administrators portfolio sheets (all units that they manage) are updated and grant access to Rentals CEO.
• Manage maintenance budget payments and submit weekly to Accounting department.
• Saving all rentals templates for every document used on the shared drive and always keeping this updated.
• Attend daily catch-up meetings with PTA and CPT - alternate days.
• Run the Friday morning rentals meetings.
• Any other duties as required from time to time.
