Job summary

I Grow Wealth Investments in Midrand seeks an experienced Head of Property & Asset Management to lead residential rental operations and a multi-site team. You will design tech-enabled processes for efficiency and ensure regulatory compliance across the portfolio.

You will drive maintenance optimization, financial performance, and stakeholder communications with owners and agents, delivering measurable cost savings and KPI improvements.

Qualifications

• Minimum 5 years residential rentals/property management experience.
• 2–3+ years managing a rental/property management team.
• Strong knowledge of rental legislation and compliance.
• PPRA-compliant or able to meet PPRA requirements.
• Strong landlord and tenant relationship management.
• Valid driver’s license and own vehicle.

• Lead design and implementation of technology-driven systems for rental property management.
• Streamline operations via automation, data analytics, and workflow improvements.
• Integrate CRM, accounting, and property management platforms for seamless operations.
• Establish and refine processes to improve response times and service quality.
• Implement structured RACI framework for roles and responsibilities.
• Oversee managing agents, conduct audits, and drive cost-saving opportunities.
• Develop maintenance management system and oversee maintenance KPIs.
• Provide regular reporting to CEO of IGrow Group of Companies.

Job description

To qualify for this position, you need:

• Minimum 5 years residential rentals/property management experience.
• Minimum 2–3+ years managing a rental/property management teamProven experience managing a substantial residential rental portfolio.
• Strong knowledge of rental legislation and compliance.
• PPRA-compliant or able to meet the applicable PPRA requirements for the position.
• Strong understanding of rental collections, arrears and financial performance.
• Experience managing multiple teams and/or geographical areas.
• Demonstrated KPI and performance management experience.
• Strong landlord and tenant relationship/escalation management.
• Valid driver's licence and own vehicle.

Duties and responsibilities include, but not limited to:

• Lead the design and implementation of technology-driven systems to optimize rental property management.
• Streamline business operations through automation, data analytics, and workflow improvements.
• Ensure integration of CRM, accounting, and property management platforms for seamless operations.
• Establish and refine processes to improve response times, service quality, and overall efficiency.

• Implement strategic cost-saving initiatives to reduce levies for property owners.
• Oversee managing agents to ensure transparency, efficiency, and accountability in financial and operational management.
• Conduct regular audits of managing agents to identify areas of improvement and cost-saving opportunities.
• Implement best practices in procurement, supplier negotiations, and expense management to lower operational costs.
• Introduce performance-based agreements with managing agents to ensure value driven service delivery.
• Develop and implement a structured oversight model that allows the company to charge a management fee for cost-saving and efficiency improvements provided to body corporates.
• Leverage economies of scale to negotiate better service contracts and pass savings on to property owners.

• Optimize maintenance cost structures while ensuring high service quality for property owners and tenants.
• Monitor and set maintenance KPIs, including response times, cost efficiency, and tenant satisfaction.
• Ensure all legal and regulatory documents are filed and monitor compliance with laws and regulations.
• Any other role-specific duties as required.
• Regular reporting to CEO of IGrow Group of Companies.
