Job summary

Placements24 seeks an experienced Lead Property Portfolio Manager in Cape Town to oversee a diverse portfolio of commercial and residential properties. You will drive performance, optimize asset allocation, and lead a team of property professionals to maximize shareholder value.

The role requires a hands-on, strategic leader with deep knowledge of SA real estate, market dynamics, and financial performance. Senior stakeholder engagement and a track record of delivering results are essential.

Qualifications

Bachelor’s or higher in Property Studies, Business Admin, Finance or related field.
MRICS or equivalent qualification is highly desirable.
8+ years in property portfolio management or senior real estate role.
Proven record of managing and growing large portfolios.
Strong knowledge of real estate finance, valuation, and investments.
Exceptional leadership and interpersonal skills.
Proficiency with property management software and financial analysis tools.

Responsibilities

Develop and implement strategic asset management plans to maximise returns and capital appreciation.
Oversee acquisition, disposition, leasing, and operational management of all properties.
Conduct property inspections and performance reviews to identify improvements and risks.
Manage budgeting, financial reporting and cash flow forecasting.
Lead and mentor a team of property managers and support staff.
Negotiate leases and service contracts on favorable terms.
Build strong relationships with tenants, brokers, vendors and stakeholders.
Monitor market trends and conditions affecting the Cape Town market.
Ensure compliance with legal, regulatory and environmental standards.
Prepare detailed reports and presentations for senior management and the board.
