About the Role

Our client, a leading property investment and development group, is seeking an accomplished Director of Real Estate Development to spearhead their expansion initiatives in Pretoria, Gauteng . This executive-level role demands strategic leadership in identifying, evaluating, and executing high-value real estate development projects from concept through to completion. The Director will be responsible for overseeing all phases of development, including site acquisition, planning, design, financing, construction, and project management. The successful candidate will play a crucial role in shaping the company's development pipeline and driving profitable growth in the dynamic Pretoria market. This is a key leadership position requiring a visionary and results-oriented professional.

Key Responsibilities

Develop and implement the company's real estate development strategy in line with market opportunities and corporate objectives. Identify, assess, and secure new development opportunities, including land acquisition and entitlement processes. Oversee the entire development lifecycle, from feasibility studies and financial modeling to project execution and delivery. Manage project budgets, timelines, and resources to ensure projects are completed on time and within budget. Lead and collaborate with internal teams and external consultants, including architects, engineers, contractors, and legal counsel. Negotiate and finalize agreements with landowners, joint venture partners, lenders, and governmental agencies. Ensure all development projects comply with zoning regulations, building codes, and environmental standards. Develop and maintain strong relationships with key stakeholders, including investors, government officials, and community leaders in Gauteng . Monitor market trends, identify emerging opportunities, and assess competitive risks within the Pretoria real estate landscape. Provide strategic direction and leadership to the development team, fostering a culture of excellence and accountability.

Requirements

Minimum of 10 years of progressive experience in real estate development, with a proven track record of successfully delivering large-scale projects. Extensive experience in all facets of the development process, including site selection, land acquisition, zoning, financing, design, construction, and leasing/sales. Strong financial and analytical skills, with expertise in development pro forma, budgeting, and capital raising. Excellent leadership, negotiation, and communication skills. In-depth knowledge of the Pretoria and broader Gauteng real estate markets. Bachelor's degree in Real Estate, Urban Planning, Finance, Engineering, or a related field; Master's degree (MBA, MRED) is highly desirable. Experience working with public sector entities and navigating complex entitlement processes. Ability to manage multiple complex projects concurrently. Demonstrated ability to build and lead high-performing teams.
