Placements24 is seeking a seasoned Commercial Property Portfolio Manager to oversee a diversified portfolio of office, retail and industrial assets in the Rustenburg area. You will drive value through strategic leasing, proactive tenant relations and rigorous financial oversight.

Ideal candidates bring a strong background in leasing, asset management, and property law, with leadership experience and a track record of optimizing property performance across a multi-property portfolio.

Qualifications

• Minimum of 8 years of experience in commercial property management, asset management, or a related field.
• Strong understanding of commercial leasing, property law, and financial analysis.
• Proven ability to develop and execute strategic asset management plans.

Responsibilities

• Develop and implement strategic plans for acquisition, leasing, and disposition of commercial properties within the portfolio.
• Manage all aspects of property operations, including maintenance, security, and tenant services, ensuring high standards of upkeep.
• Oversee the leasing process, including marketing vacant spaces, negotiating lease agreements, and managing tenant relationships.
• Conduct regular property inspections and performance reviews to identify opportunities for improvement and value enhancement.
• Prepare detailed financial reports, including budgets, forecasts, and performance analyses, for senior management and investors.
• Ensure compliance with all relevant laws, regulations, and lease agreements across the portfolio in Rustenburg.
• Manage external service providers, such as contractors and agents, to ensure efficient and cost-effective property management.
• Identify and pursue opportunities for property development, refurbishment, or repositioning to increase asset value.
• Stay informed about commercial real estate market trends, economic conditions, and competitor activities in the North West region.

Our client, a leading diversified property investment firm with a significant presence in Rustenburg , North West, is seeking a highly skilled and experienced Commercial Property Portfolio Manager. This critical role involves overseeing a diverse portfolio of commercial assets, including office spaces, retail centers, and industrial properties. The ideal candidate will be responsible for maximizing the value of these assets through strategic leasing, efficient property management, and proactive tenant relations. Requirements

• Excellent negotiation, communication, and interpersonal skills.

• A relevant degree in Property Studies, Business, Finance, or a related discipline.
• Membership in a professional body such as the South African Institute of Valuers or SAPOA is preferred.
• Ability to work effectively in a fast‑paced, demanding environment and manage multiple priorities.
