Job summary

Draper and Kramer is seeking a Head of Maintenance to oversee residential property maintenance in Chicago's West Loop. This role is on-call 24/7 for emergencies and requires leadership of maintenance staff and strong organizational skills.

You will manage building systems (HVAC, boilers), coordinate with vendors and residents, and develop maintenance budgets. A minimum of five years in multifamily facilities and HVAC certification are required. Competitive benefits included.

Qualifications

• At least five years of experience managing multifamily residential facilities.
• HVAC certification.
• Proficiency in basic computer applications.
• Excellent interpersonal and communication skills.
• Self-motivated with the ability to manage multiple priorities.
• Ability to work in a fast-paced environment, including holidays, weekends, and evenings based on property needs and emergencies.
• Strong time management, organizational, and problem-solving skills.
• Ability to assess building systems and recommend maintenance/replacement schedules.

Responsibilities

• Ensure the effective operation and maintenance of building systems, including HVAC, boilers, and related equipment.
• Respond promptly and effectively to emergencies in accordance with documented procedures.
• Coordinate with staff, vendors, contractors, and residents to promote safety, cleanliness, and upkeep; maintain detailed facilities records.
• Schedule, oversee, and inspect contractor work to ensure it meets project scope.
• Develop and manage budgets for supplies, equipment, and payroll costs.
• Schedule, supervise, and manage maintenance and janitorial staff.
