Job summary

Tract Capital is seeking a Vice President to lead data center development across its lifecycle in Morristown, NJ. You will drive site acquisition, master planning, entitlements, permitting, leasing, power, construction, procurement, financing, and disposition while coordinating with legal, engineering, and external partners.

The role requires 4–6 years in data center or related infrastructure, a Bachelor’s degree (advanced degree preferred), and travel to project sites.

Qualifications

• Bachelor’s degree required; advanced degree strongly preferred.
• 4-6 years of direct, hands-on experience in data center, energy, infrastructure, or industrial development.
• Willingness to travel to project sites, major stakeholder meetings, and offices.

Responsibilities

• Lead full-lifecycle data center development workstreams across all functions.
• Coordinate permitting across federal, state, and local jurisdictions; manage timelines.
• Support power, energy infrastructure, including interconnection and energy storage.
• Lead project-level financing, develop diligence materials and financial models.
• Oversee procurement of long-lead data center equipment.
• Evaluate engineering, legal deliverables and enforce scope, schedule, cost.
• Maintain risk registers, schedules, budgets, and status reports.
• Draft and negotiate project agreements; coordinate with legal.
