Job summary

Paths Management Services LLC is seeking a Vice President of Development to lead financing and overall development of affordable housing portfolios, including new construction and rehabilitation. Based in New York City with travel as needed, the role requires strong leadership and hands-on financial modeling.

The position features a hybrid schedule (3 days in office, 2 from home) and a competitive compensation package accompanying comprehensive benefits.

Qualifications

• 8+ years of work experience in affordable housing and finance.
• Bachelor's degree required; Master's degree preferred.
• Knowledge of HUD Project-Based Section 8 and LIHTC programs.
• Experience with developing both new construction and substantial rehabilitation projects.
• Strong organizational, writing and communication skills.
• Ability to work independently and lead a project team.
• Proficiency in Excel (real estate finance), Word and PowerPoint.

Responsibilities

• Manage the financing and overall development of new construction and rehabilitation projects.
• Prepare financial models including budgets and cash flow projections.
• Interface with lenders, equity investors, officials, and agencies for loan closings and conversions.
• Present projects to officials and boards.
• Manage PMs and third-party consultants.
• Lead financing and tax credit applications; review contracts.
• Prepare requisitions for projects in construction.
• Prepare feasibility analyses for potential acquisitions and RFPs.
• Assist with negotiations with sellers, brokers, and lenders.
• Lead special projects as they arise.
