Job summary

H&CO is seeking an Associate, Real Estate Valuations to join our client’s team in Los Angeles. You will build and maintain complex financial models, conduct monthly and quarterly valuations, and support reporting for institutional investors.

Ideal candidates have 3+ years in real estate valuation or accounting/auditing, strong Excel and ARGUS skills, and a solid understanding of property underwriting. This role offers exposure to institutional investments and collaboration with senior leadership.

Qualifications

• 3+ years in real estate-focused accounting or audit.
• Experience in a valuation practice of a Big Four or similar firm preferred.
• Strong property underwriting and financial modeling skills.
• Proficient with Excel, ARGUS Enterprise, and Office Suite.

Responsibilities

• Perform monthly and quarterly valuations of CRE investments using DCF, comps, and cost approaches.
• Analyze leasing activity, market conditions, and operating performance to support valuations.
• Prepare valuation reports and investment summaries highlighting drivers and changes.
• Develop unlevered cash flow projections using ARGUS Enterprise and Excel.
• Coordinate with third-party appraisers and review external reports.
• Maintain models, schedules, and workpapers for audit readiness.
• Serve as a primary contact for internal valuation requests.
• Assist in automating valuation and reporting processes.
• Conduct ad hoc analyses and special projects as needed.

Position Overview

The Associate, Real Estate Valuations will be responsible for the valuation and analysis of a portfolio of commercial real estate investments. This role involves developing and maintaining complex financial models, evaluating investment performance, reviewing property-level operating results, and supporting reporting requirements for institutional investors and stakeholders.

Key Responsibilities

• Perform monthly and quarterly valuations of commercial real estate investments utilizing discounted cash flow, sales comparison, and cost approaches.
• Analyze business plans, leasing activity, market conditions, and operating performance to support valuation conclusions.
• Prepare periodic valuation reports and investment summaries highlighting key performance drivers and changes in assumptions.
• Develop and maintain unlevered cash flow projections using ARGUS Enterprise and Excel.
• Coordinate with third-party appraisal firms and review external appraisal reports.
• Reconcile appraisal conclusions to internal valuation analyses and document key variances.
• Support external audits and internal control reviews by providing valuation support and related documentation.
• Maintain valuation models, supporting schedules, and workpapers to ensure consistency and audit readiness.
• Serve as a primary point of contact for internal stakeholders regarding valuation-related requests and deliverables.
• Assist in the enhancement and automation of valuation and reporting processes.
• Perform ad hoc analyses and special projects as needed.

Qualifications

Experience

• Minimum of 3 years of relevant experience in:
• Real estate-focused accounting or audit
• Experience within a valuation practice of a Big Four or similar professional services firm is strongly preferred.
• Demonstrated experience in property underwriting and advanced financial modeling.
• Strong proficiency with:
