Job summary

Vesta Management is seeking an experienced floating Recertification Specialist to support operations at affordable housing communities in the eastern Massachusetts/Rhode Island area. You will travel between properties to manage annual and interim recertifications in LIHTC, Section 8, HOME and other programs, ensuring compliance and accurate income calculations.

The ideal candidate has strong attention to detail, knowledge of income verification, and proficiency with Microsoft Office; COS/TCS/NCP

Qualifications

• Working knowledge of income/asset verification and calculation methods.
• Strong attention to detail and organizational skills.
• Proficiency in Microsoft Office (Excel, Word, Outlook)

Responsibilities

• Process annual, interim, and initial certifications/recertifications per program guidelines (LIHTC, Section 8, HUD, HOME).
• Collect, verify, and calculate resident income, assets, and household composition using third-party verification methods.
• Prepare and distribute recertification notices within required timeframes.
• Review and audit resident files for accuracy before submission.
• Calculate rent and utility allowance adjustments based on verified income.
• Maintain accurate resident files in compliance with program requirements.
• Enter and update resident data in property management software (e.g., Yardi).
• Communicate with residents regarding required documentation and deadlines.
• Coordinate with Property Managers and Compliance staff to resolve discrepancies.
• Track recertification calendars and deadlines to avoid lapses.
• Prepare files for internal audits and monitoring visits.
• Stay current on changes in HUD/LIHTC/state guidelines.
• Assist with move-in certifications and waitlist eligibility screening as needed.
