Job summary

Layton Construction is seeking a Project Manager to oversee planning, management, procurement, scheduling, and execution for assigned construction projects. You may handle multiple projects, aiming to maximize profitability while meeting quality and safety standards for owners.

You will lead the project team, coordinate with the Superintendent, handle budgets and subcontracting, and manage communications with clients to ensure predictable outcomes and successful project delivery across duties

Qualifications

• Bachelor's degree in construction management or related field, or an equivalent combination of education and experience.
• 5+ years of experience in ground-up commercial projects, particularly in the light industrial and/or cold storage sector.
• Understands estimating concepts to verify bids, understand market rates, and process change orders.
• Understands contractual language and concepts and how to protect the company while delivering quality service.
• Understands building codes and other design requirements as well as plans, blueprints, and specifications.

Responsibilities

• Champions "The Layton Way" by delivering predictable outcomes for internal teams, external teams, and customers.
• Ensures that "Constructing with Integrity" is delivered by honesty, unity, safety, and quality of work.
• Works with the Superintendent to ensure successful project delivery and strengthen client relationships.
• Assists in the preparation of estimates for the project and prepares project budget.
• Leads the project team in preparing the PMP and conducts pre-award and pre-construction meetings.
• Participates in value engineering, negotiates subcontracts, and handles permits and regulatory requirements.
• Prepares project schedule and milestones with the project superintendent.
• Controls contract documents and plans for successful execution of the construction contract.
• Manages procurement of materials and equipment within budget and schedule.
• Monitors site performance and develops quality, safety, and risk management plans.
• Negotiates owner and subcontractor change orders and manages cost/profit impacts.
• Develops monthly client pay requests and pursues collections.
• Coordinates with job cost accountant on payments and lien releases; participates in monthly reviews.
• Manages close-out procedures, as-built drawings, and letters of completion.
• Interacts with Estimating to provide cost information for the estimating database.
• Manages client relationships and meetings with the client.
• Does other related duties as assigned.
