Job summary

Eenhoorn is seeking an Assistant Property Manager Floater based in Grand Rapids, Michigan, to support multiple properties across the region. The role requires traveling 50–75% and reports to the District Manager for the Grand Rapids portfolio.

Flexibility, strong relationship-building, and service orientation are essential. The position focuses on leasing, compliance, resident relations, and day-to-day property operations while maintaining budget goals.

Qualifications

• Familiar with local, state, and federal fair housing and landlord/tenant laws.
• Strong bookkeeping and organizational skills.
• Excellent customer service and communication skills.
• Strong interpersonal and leadership abilities.
• Ability to analyze financial data and prepare budget reports.
• High integrity and a strong sense of urgency.
• Proficient in Word, Excel, and Outlook.
• Capable of working in a fast-paced office.

Responsibilities

• Manage day-to-day outreach, sales and customer service to meet targets.
• Ensure compliance with local, state, and federal regulations.
• Monitor property and staff for fair housing and safety programs.
• Maintain applicant and resident files.
• Handle deposit accounting, dispositions, receivables, and purchasing.
• Collaborate with Support Center on training and resident relations.
• Enter and update information in Yardi.
• Assist in lease negotiations and renewals.
• Operate property within budgeted guidelines.
• Set up renewal workflows in Yardi and coordinate pricing offers.
• Develop sales and marketing campaigns to attract residents.
• Develop positive resident and community relationships.
• Ensure all paperwork matches leases and deposits/fees in system.
• Travel to properties and participate in special projects.
