Blue Peak Ventures is seeking a Transaction Coordinator to own the operational path from acquisition through close for complex real estate transactions. You will manage the file, push for timely responses, and coordinate across title, legal, closing, and field teams to keep deals moving.

Blue Peak Ventures is a founder-led, technology-enabled real estate investment company based in Charleston, South Carolina. We acquire and sell residential properties through complex off-market transactions involving title defects, probate, foreclosure, liens, litigation, heirship, and difficult occupancy situations that prevent a conventional sale.
In 2025, Blue Peak acquired properties across 13 states. In 2026, we concentrated our operations in South Carolina to build a stronger, repeatable operating model before expanding further. We know how to identify and acquire the right opportunities. The next stage of growth is building the operational team and transaction capacity to handle more of them well.
Work Arrangement: This position is fully remote and open to candidates located anywhere in the Central or Eastern time zones, even if this posting is targeted to specific locations. Any required on-site work is handled by local vendors and field resources, with the Transaction Coordinator managing that work and follow-through remotely.
We are building an integrated team around transaction execution: acquisitions, the Business Operations Manager, leadership, local field representatives and vendors, title and escrow partners, and dedicated independent counsel focused on real estate litigation. The Transaction Coordinator sits at the center of that team.
This is Blue Peak's first dedicated in-house Transaction Coordinator hire. You will help establish how the function operates, improve the tools and processes used across active files, and set the standards future coordinators will follow. The immediate priority is excellent execution. As transaction volume grows, a strong performer may advance into a Senior or Lead Transaction Coordinator role, help hire and train additional coordinators, and eventually oversee the function. Compensation grows with sustained performance, volume, and expanded responsibility.
Once acquisitions has a signed agreement, you own the operational path through acquisition, disposition, and file close-out. You will know where every active transaction stands, what is blocking it, what needs to happen next, who owns it, and when to elevate.
This work spans coordination across title, legal, closing, and property matters. You identify next steps, involve the right people, and follow through until each transaction closes and the file is complete. This is not a passive administrative role. We need someone who takes control of a file, makes clear requests, pushes respectfully for answers, recommends next steps, and keeps a transaction moving when the path isn't obvious.
Legal decisions and filings remain with counsel. Pricing, offer acceptance, material financial commitments, and exceptions to approved deal terms remain with leadership. Within those boundaries, you are expected to exercise judgment and move routine work forward without waiting to be directed at every step.
File control and closing schedules: Maintain a reliable view of every active acquisition and disposition file, including deadlines, blockers, next actions, responsible parties, dependencies, and escalation points. Build and maintain the master closing schedule.
Contract intake, title, and escrow: Review executed contracts for accuracy, completeness, required signatures, critical dates, and consistency with approved terms. Initiate and manage title and escrow orders, title requirements, payoffs, reinstatement quotes, and lender packages.
Attorney and legal coordination: Work closely with dedicated independent counsel, closing attorneys, title partners, and outside legal resources on title matters, probate, foreclosure, real estate litigation, eviction, and partition. Keep legal requirements and deadlines visible while counsel owns strategy, filings, and advice.
Closing execution and financial coordination: Coordinate deeds, signatures, notarization, mobile signings, settlement documents, escrow, recording, and closing funds. Review HUDs and settlement statements, flag discrepancies, coordinate approvals of closing documents and wires, and complete the bookkeeping handoff after closing.
Disposition, property, and field coordination: Coordinate listing preparation, photos, access, inspections, lockboxes, utilities, locksmiths, property security, insurance, occupancy matters, and approved move-out arrangements through local vendors and field resources. Track listing activity, offers, response deadlines, and the buyer's transaction through closing.
Reporting, systems, and process improvement: Keep the master schedule and pipeline reporting accurate and current. Work with the Business Operations Manager and software team to test and improve trackers, workflows, automations, checklists, and tools. When the same problem recurs, help fix the process instead of working around it repeatedly.
The strongest candidate has hands-on experience in title, escrow, closing operations, investor transactions, foreclosure or default servicing, probate, real estate litigation support, or another environment involving complex real estate files. Experience working directly with attorneys on title matters, foreclosure, probate, or litigation is strongly preferred. South Carolina experience is a plus, but strong title, escrow, and closing experience from other states is also welcome.
You may currently work as a title processor or examiner, curative-title specialist, closing coordinator, escrow officer, foreclosure coordinator, real estate paralegal, investor Transaction Coordinator, or property operations coordinator. The title matters less than whether you have personally owned difficult files and driven them forward.

This role is unlikely to be a fit if your experience has been limited to routine Multiple Listing Service administration and you haven't personally worked through title, legal, lender, access, occupancy, or closing problems.
Every active file is accurate, current, and actively managed. Deadlines and blockers surface early, next actions and owners are clear, follow-up is consistent, and risks are escalated before they become emergencies. Transactions are prepared properly for closing, close‑out information is accurate, and leadership can rely on the master schedule and pipeline reporting.
Performance is assessed primarily on the quality and consistency of file control, communication, follow‑through, closing readiness, reporting accuracy, and process improvement. Transaction outcomes are considered in context, since attorneys, courts, lenders, sellers, buyers, and occupants can affect timing.
