Job summary

Visionet Systems Inc. is seeking a proactive Title Curative Specialist to join our boutique mortgage brokerage, driving resolution of title defects and clearance of liens to ensure files are legally sound for smooth closings.

You will review title commitments, obtain and prepare curative documents, and warmly liaise with buyers, sellers, attorneys, lenders, and county clerks, while managing deadlines and coordinating with the Title Examiner and Processing team.

Qualifications

• Minimum 3–5 years of title curative work experience.
• Strong problem-solving abilities to resolve complex title defects.
• Ability to work independently in a small-business setting.
• Excellent interpersonal skills to explain issues to clients and partners.

Responsibilities

• Title Clearance: review commitments and clear defects.

In this role, you will be the driving force behind resolving title defects, clearing complex liens, and ensuring every file is legally sound and ready for a smooth closing. We are looking for someone who loves solving puzzles, enjoys building positive relationships with third-party vendors and lenders, and feels comfortable taking the initiative to move files forward.

Key Responsibilities

• Title Clearance: Review title commitments to identify defects, judgments, old mortgages, or probate issues, and take the necessary steps to clear them.
• Document Preparation: Obtain and prepare legal curative documents, including releases, satisfactions, quitclaim deeds, and affidavits.
• External Liaison: Communicate warmly and professionally with buyers, sellers, attorneys, lenders, and county clerks to track down missing documentation.
• Pipeline Management: Keep a close eye on closing deadlines, proactively pushing files through the curative process to prevent delays.
• Internal Collaboration: Partner closely with our Title Examiner and Processing team to keep everyone aligned on a file's status.

• Experience: Minimum of 3–5 years of experience specifically focused on title curative work or advanced title processing.
• Problem-Solving Skills: A natural ability to investigate complex title defects and find practical, compliant paths to resolution.
