Job summary

ERM is hiring Title Agents in Richmond, VA, Raleigh, NC, and Charlotte, NC. This full-time, 12-month limited-term role conducts public records research, reviews title documents, analyzes ownership and encumbrances, and prepares defensible title summaries to support acquisition, permitting, and project decisions.

The ideal candidate has 2+ years of title search experience and knowledge of real estate records, with strong attention to detail. A Bachelor's degree is preferred.

Qualifications

• Minimum 2 years of title search experience or comparable real estate due diligence work.
• Knowledge of real estate records, county recording systems, tax records, and legal descriptions.
• Ability to read, interpret, and summarize deeds, mortgages, liens, easements, and related documents.
• Strong attention to detail with ability to manage multiple parcel assignments and deadlines.

Responsibilities

• Conduct title searches for residential, commercial, utility, infrastructure, and right-of-way projects.
• Research and document chain of title, current ownership, vesting, tax information, mortgages, liens, and judgments.
• Review and interpret legal descriptions, parcel IDs, tax maps, and recorded documents to confirm boundaries and ownership history.
• Prepare title search reports, ownership summaries, and document lists for reviewers and stakeholders.
• Identify potential title issues and risks affecting acquisition, permitting, or development.
• Coordinate with county offices, title companies, law firms, and internal teams to obtain records and clarify questions.
• Maintain organized records of research activities and deliverables per requirements.
• Support special assignments like historical title research and parcel due diligence.
