Job summary

ERM is seeking a Title Agent (Field Based) to conduct public records research and prepare clear title summaries for acquisition, permitting, and project decisions in Richmond, VA and nearby Raleigh/Charlotte areas. This full-time, 12-month role supports electric transmission and distribution projects and requires attention to detail and independent work.

Responsibilities include researching titles, reviewing documents, coordinating with offices and stakeholders, and delivering organized reports.

Qualifications

• Bachelor’s Degree preferred; high school diploma required.
• Minimum 2 years real estate title search or due diligence experience.
• 1 year supporting linear infrastructure projects preferred.
• Knowledge of real estate records, tax records, and legal descriptions.
• Ability to read, summarize deeds, mortgages, liens, and other docs.
• Strong attention to detail and ability to manage multiple parcels.

Responsibilities

• Conduct title searches for residential, commercial, utility, and ROW projects.
• Research chain of title, ownership, vesting, and encumbrances.
• Review legal descriptions and assessor records for boundaries.
• Prepare title search reports and ownership summaries for stakeholders.
• Identify title issues and risks impacting acquisitions or projects.
• Coordinate with offices, title companies, and internal teams.
• Maintain organized research records and sources.
• Support special assignments and multi-county project work.
