Job summary

ERM in the United States seeks a Senior Consultant, Lead Title Agent to lead title research for electric transmission and distribution projects. Based in the Richmond, VA or Charlotte, NC area, you will guide ownership analyses, mitigate title risks, and support acquisition and permitting—from initial research to final delivery.

Qualifications

• High School Diploma or equivalent required.
• 3–4 years of title search/related title services experience.
• Experience leading title teams and QA/QC.
• Extensive knowledge of chain-of-title analysis and recording practices.
• Advanced experience resolving complex title issues (heirship, probate, trusts, corporate ownership).
• Strong knowledge of real estate records, tax records, and legal descriptions.
• Ability to interpret deeds, mortgages, liens, easements, and other instruments.
• Proven QA/QC and title review process experience.
• Excellent written and verbal communication skills for technical audiences.
• Valid driver's license with willingness to travel across a large geographic area.

Responsibilities

• Conduct title searches for residential, utility, infrastructure, and right-of-way projects.
• Research and document chain of title, vesting, tax information, mortgages, liens, and other instruments.
• Review legal descriptions and parcel IDs to confirm property boundaries and ownership history.
• Prepare title search reports, ownership summaries, and supporting materials for stakeholders.
• Identify title issues, gaps, encumbrances, or risks impacting acquisition, permitting, or development.
• Coordinate with county offices, title companies, and project teams to obtain records.
• Maintain organized records per QC procedures and project requirements.
• Lead and mentor Title Agents and other staff, providing technical oversight.
• Perform QA/QC reviews of title packages prior to client delivery.
• Develop title execution plans and production standards to improve delivery.
• Track production metrics and report risks to project leadership.
