Job summary

ERM is seeking a Managing Consultant, Lead Title Agent to deliver title expertise for complex infrastructure projects. Based in the Richmond, VA or Charlotte, NC area, you will lead title research, QA/QC, and project teams to ensure defensible ownership information and compliant documentation.

You will mentor staff, coordinate with clients, attorneys, and title companies, and drive continuous improvement in title processes and standards across multi-state engagements.

Qualifications

• 4+ years of title searches, abstracting, and related services.
• Experience leading title teams and supervising staff.
• Extensive knowledge of chain-of-title analysis and ownership history.
• Ability to read deeds, mortgages, liens, and other records.
• Proven QA/QC and title execution plan development.

Responsibilities

• Conduct title searches for residential, commercial, utility, and right-of-way projects.
• Research and document chain of title, vesting, taxes, and liens.
• Prepare title reports and ownership summaries for stakeholders.
• Identify title issues and mitigate risk through curative actions.
• Lead and mentor junior title staff and coordinate with partners.
