Summary

The Tenant Improvement (TI) Project Manager is responsible for the successful execution of interior renovation and tenant improvement projects—measured by quality, client satisfaction, safety, and profitability. This role provides overall project leadership, managing project team members, subcontractors, and vendors through all phases of construction. The TI Project Manager serves as the primary point of contact for clients, owners, and tenant reps, ensuring strong communication, timely execution, and exceptional project outcomes in fast-paced commercial environments.

Key Responsibilities
  • Oversee daily execution of all project activities—schedule, cost, quality, and subcontractor performance—specific to tenant improvement scopes.
  • Proactively identify and communicate conditions that may impact project delivery; elevate issues to leadership when needed.
  • Prepare and review project documentation including progress reports, budgets, and schedules.
  • Lead weekly project meetings with clients, tenant reps, subcontractors, and consultants; document and distribute meeting minutes.
  • Manage procurement, subcontractor awards, and vendor coordination specific to fast‑track interior work.
  • Ensure timely and accurate client billing, subcontractor invoicing, and coordination with accounting teams.
  • Track, submit, and obtain approvals for all change orders; assess impacts to schedule and budget.
  • Coordinate final project close‑out including punch lists, warranty documents, and client turnover.
  • Foster positive relationships with clients, architects, engineers, and field personnel throughout the duration of the project.
Qualifications
  • Bachelor’s degree in Construction Management, Engineering, or a related field.
  • 7–10 years of experience as a Project Manager with a general contractor, with a strong emphasis on interior fit‑outs, renovations, or tenant improvement work.
  • Field supervision experience (Superintendent, PE, APM) strongly preferred.
  • Proven ability to manage fast‑paced, high‑detail projects with tight deadlines.
  • Excellent communication, leadership, and problem‑solving skills.
  • Proficiency in Microsoft Office, Procore, Bluebeam, and scheduling tools.
  • Strong understanding of architectural drawings, tenant plans, and construction documents.
  • Ability to travel between office and active job sites as needed.

Physical Requirements

This role requires the ability to sit, stand, walk, climb, balance, stoop, kneel, crouch, crawl, and reach. Employees must be able to lift/move up to 25 lbs.
