Job Details
Key Responsibilities:
Project Management:
- Oversee all phases of commercial TI construction projects, from pre-construction through closeout.
- Lead project planning, budgeting, scheduling, and execution to ensure client satisfaction and profitability.
- Manage subcontractor performance, safety compliance, quality control, and document control processes.
- Coordinate with architects, engineers, property managers, and clients to ensure seamless communication.
- Prepare and maintain project documentation, including RFIs, submittals, change orders, and progress reports.
Estimating & Preconstruction:
- Lead the estimating process for TI projects, including takeoffs, subcontractor bidding, and budget preparation.
- Review architectural plans and specifications to develop accurate and competitive bids.
- Collaborate with clients and internal stakeholders to align project scope and pricing.
- Evaluate value engineering options to optimize cost-efficiency.
Business Development:
- Proactively identify and pursue new TI opportunities through networking, relationship-building, and market analysis.
- Build and maintain long‑term relationships with clients, brokers, landlords, and industry professionals.
- Represent the company at industry events, trade shows, and client meetings.
- Contribute to the creation and execution of strategic business plans to grow the company’s TI portfolio.
Qualifications:
- 5+ years of experience in commercial construction project management, with a focus on tenant improvements.
- Proven experience in estimating and preconstruction.
- Strong network in the local commercial real estate or construction industry is highly desirable.
- Excellent leadership, organizational, and communication skills.
- Ability to manage multiple projects and deadlines simultaneously.
- Proficient in construction management software (e.g., Procore, Bluebeam, MS Project) and Microsoft Office Suite.
- Bachelor’s degree in Construction Management, Engineering, or a related field preferred (but not required with strong experience).
