Job summary

Foster Lawson seeks an experienced Project Manager to lead commercial tenant improvement projects in the Bay Area. You will drive from preconstruction through closeout, coordinating owners, architects, engineers, and subcontractors to deliver high-quality interiors on schedule and within budget.

The ideal candidate has 5+ years in commercial construction or TI projects, strong leadership, and a proactive approach to risk and quality.

Qualifications

  • Bachelor's degree or equivalent in CM/Engineering/Business or related field.
  • 5+ years of experience managing commercial construction or TI projects.
  • Proven ability to manage projects from preconstruction through closeout.
  • Strong understanding of construction means, methods, sequencing, and coordination.
  • Experience managing subcontractors and multiple project stakeholders.
  • Knowledge of schedules, budgets, RFIs, submittals, change orders, and documentation.
  • Excellent written and verbal communication skills.
  • Strong organizational and time-management skills.
  • Ability to identify risks and develop solutions.
  • Ability to read architectural, structural, and MEP drawings.
  • Proficiency with construction PM and scheduling software.

Responsibilities

  • Lead and oversee commercial TI projects from preconstruction through completion and closeout.
  • Develop and maintain detailed project schedules, budgets, procurement plans, and work plans.
  • Coordinate subcontractors, vendors, architects, engineers, consultants, and other project stakeholders.
  • Review plans, specifications, submittals, RFIs, change orders, and project documentation.
  • Monitor project progress, costs, quality, and schedule performance.
  • Identify project risks early and develop mitigation and contingency plans.
  • Manage project resources and coordinate long-lead materials and equipment.
  • Lead regular project meetings and maintain clear communication with clients and project teams.
  • Work closely with the Superintendent to coordinate field activities and maintain momentum.
  • Review subcontractor performance and help resolve issues efficiently.
  • Manage owner and subcontractor change orders, including scope review, pricing, and documentation.
  • Maintain accurate project records and ensure required documentation is completed.
  • Drive projects toward successful turnover, punch list completion, commissioning, and closeout.
  • Maintain a strong focus on safety, quality, schedule, budget, and client satisfaction.

Job description

We are seeking an experienced Project Manager to join our Bay Area general contracting team, specializing in commercial tenant improvement (TI) projects, including office spaces, law firm fit-outs, laboratories, and other high-quality commercial interiors.

The ideal candidate will have a strong track record of managing construction projects from preconstruction through closeout. This individual will be responsible for developing and executing project plans, maintaining schedules and budgets, managing subcontractors and consultants, identifying risks, and ensuring projects are delivered safely, on time, and to a high standard of quality.

The successful candidate will be comfortable working in a fast-paced construction environment and coordinating effectively with owners, architects, engineers, consultants, subcontractors, vendors, and internal teams.

Project Experience

Experience with commercial tenant improvement projects is strongly preferred, particularly:

  • Corporate and professional office spaces
  • Law firm fit-outs and high-end executive offices
  • Laboratory and technical environments
  • Complex occupied-space renovations\
  • Projects involving significant MEP coordination
  • Projects with demanding schedules and multiple stakeholders
  • High-quality interior finishes and detailed architectural build-outs

Experience working within the Bay Area commercial construction market is highly desirable.
